" Discover this converted coach house, originally part of Little Bucksteep country estate, hidden away in a quiet rural position within the High Weald AONB. With four bedrooms, a fantastic open plan layout, and a serene garden, it‘s a contemporary country retreat full of charm and character.

In 2013, the home was extended to twice its original footprint and fully modernised throughout. This included upgrading doors and windows and the installation of a new heating system and wiring.

The current owners have also recently repainted the home in Farrow and Ball off white to harmonise with the light filled rooms, keeping other decorative elements natural to suit the green landscape in which it sits. In 2021, new carpets were laid, along with a hardwood floor to the en suite bathroom, while the kitchen was upgraded with a replaced washing machine and dishwasher.

Arrive in Style

A private tree lined road surrounded by sheep grazing in open countryside leads to the coach house. Steps descend to a gravel and brick terrace bordered by mature shrubs and plants, complementing a red brick and part clad exterior punctuated with attractive casement windows.

A wide porch shelters the front door, opening into a reception hallway with a convenient downstairs cloakroom and two access points into the open plan kitchen and living area. There you will find three sets of French doors and windows flooding this sociable hub with natural light and providing access to the side and rear gardens, while hardwood flooring and cream carpeting distinguish the two spaces.

The kitchen itself captures the morning sun and has a range of soft close cabinets with stainless steel worktop and a separate utility room with a sink, shelving and storage cupboards. Integrated appliances include a DeLonghi oven with electric hob and extractor, washing machine and dishwasher. There‘s also plenty of space for a generously sized breakfast table.

In the main living room, you‘ll enjoy cosying up to the fireplace with slate hearth, sharing a family Sunday roast in the dining area, or peering out the French doors into the garden.

And So to Bed

Take the carpeted stairs from the hallway to a first floor landing illuminated by an elongated skylight. To your right is a primary bedroom with a run of fitted cupboards, a high vaulted ceiling and exposed beams that continue in the en suite bathroom, where another skylight frames a peaceful leafy view of horses in the next field. There‘s a bath and handheld shower attachment set in a tiled surround and chrome heated towel rail above, stylish rectangular hand basin with mixer tap, and loo.

Bedrooms two and three have lovely garden views, also with high vaulted ceilings accented by beams, plus plenty of integrated storage. The final bedroom benefits from a backdrop of grazing sheep. The family bathroom contains a bath with shower attachment and tiled surround, chrome heated towel rail, wall mounted basin, and loo.

Step Outside

Little Bucksteep features a pretty wrap around garden enclosed by mature hedgerow, where a large paved
terraced is warmed by the sun from late morning into the evening. Here you can spend sunny afternoons, overlooking the smooth and easy to maintain lawn, as the sausages sizzle on the barbecue, whilst enjoying the company of family and friends. The rest of the peaceful outdoor space is divided between a pebbled area, perfect for cosying up nestled under the pergola reading your favourite novel. There‘s also a handy shed to a second, raised lawn which is also the perfect place to dry your clothes in the Summer breeze.
