" Description    A three bedroom Grade II listed character cottage located on the high street of the picturesque village of Burwash. The property benefits from entrance hall, stairs rising to first floor, a 13ft living room with open fireplace, dining room, kitchen with larder and a range of fitted units with access to bathroom and cellar. On the first floor, a triple aspect 16ft master bedroom, two further bedrooms and shower room. Stairs leading to attic room with a side window and measuring approximately 27'0. The property is in need of updating and modernisation but benefits from gas heating and is offered with no onward chain.

Situation    The High Street of Burwash has a well stocked general store, a post office/newsagent, a long established butcher, florist, hairdressers and petrol station. Also in the high street are a tea shop and two pubs, both with accommodation serving food 7 days a week. Facilities include a Church of England primary school, doctor's surgery with a large, free car park alongside. There is a village hall, sports hall and two churches.

.    Bateman's, the National Trust home of Rudyard Kipling, is on the outskirts of the village. The country town of Heathfield is approximately 7 miles to the west and provides a further range of retail outlets including a choice of two supermarkets and there is also a mainline rail station at nearby Etchingham providing good commuter services to London on the Charing Cross line. The inland spa town of Royal Tunbridge Wells is approximately 15 miles to the north.
