" Description    An attractive and beautifully presented semi detached property built in 1897 with many period features. Access is gained via a narrow pathway, the side entrance door opens into the dining room with wooden flooring, gas burning fire and door leading to staircase. A step leads down to the contemporary extended kitchen with integrated appliances, stylish black wall and base units with solid walnut work tops, inset spot lights and full width skylight giving lots of natural sunlight. A further door leads into the conservatory with double doors that lead into the garden. The living room has an open fire which is used during winter weekends (there is a log store down the side of the conservatory) and has a cast iron and tiled insert with wooden surround. There is an original sash window and the wooden floors have been sanded and varnished. On the first floor there are two double bedrooms, the master boasting a feature fireplace. Off the second bedroom is the modern family bathroom with roll top bath, wash hand

-    basin, low level WC, window to side and wooden flooring. Outside to the front of the property is a small garden with rose archway, pathway and pretty flower borders. To the side is a pathway that leads to the side entrance door, lawned area, further flower borders, red brick paved area and two timber garden sheds. Situation    The village of Hawkhurst provides a wide selection of local stores that accommodate everyday needs including an organic butcher, chemist, digital cinema, post office, bakers, florist, hairdressers, two high street banks, a well stocked library, supermarkets and a number of well regarded public houses. A medical centre, dental surgery and veterinary surgery are also in the village, whilst just outside the village is the Hawkhurst Cottage Hospital. Nearby mainline stations at Etchingham and Staplehurst provide fast and frequent services to London Bridge, Cannon Street and Charing Cross as well as connections to Gatwick and Ashford International Station with services to Europe.

-    Hawkhurst and the surrounding area benefits from a number of well regarded state and independent schools for children of all ages including the sought after Cranbrook School, Marlborough House, St. Ronans, Vinehall and Benenden School. There is a modern sports and leisure centre at Cranbrook, sailing at nearby Bewl Water Reservoir and Golf courses at Hawkhurst and Ticehurst. There are many local footpaths that criss cross the surrounding countryside including some wonderful walks into Bedgebury Forest.

Directions    From our office turn left at the traffic lights and proceed down Cranbrook Road. Take the second right turning into Winchester Road, follow the road to the end and turn left into Ockley Lane, where about half way down Ockley Lane is a twitten to the left hand side. Follow the pathway and 2 Lincoln Cottages can be found straight ahead.
