Accommodation comprises of an entrance hall, a good sized reception room with gas fire, a fitted kitchen with integrated fridge freezer, electric oven, gas hob and a washing machine. A shower room and a double bedroom with French doors leading to a decked area and a lengthy garden predominantly laid to lawn. The property is double glazed and has a combination gas boiler which has been regularly maintained with contracted annual servicing. The property has recently been redecorated both internally and externally.

The Mount is located to the north east of the town centre of Duns with local amenities nearby. Duns, the county town of Berwickshire, has a comprehensive range of services, shops and schools. The town has many attractions including the newly refurbished Jim Clark Motorsport Museum.

The larger town of Berwick upon Tweed, 16 miles to the east, provides a full range of services including sports and arts centres, high street banks, national retailers, cafes and bars. The town also has a mainline railway station on the East Coast line with direct connections to Edinburgh and Newcastle (approximately 45 mins).
