11 Market Square is an elegant B Listed townhouse, facing south, previously a bank manager's residence. It is situated above the Royal Bank of Scotland in a commanding position overlooking Market Square in the heart of Duns. The polished cream sandstone property dates from 1857 and the impressive proportions of the reception rooms provide a degree of opulence. Many of the original features are retained including ornate plaster cornices, deep skirting boards and working shutters.

The property comprises a 6 bedroom house with two reception rooms and former staff accommodation. The dramatic arched window with Victorian etched glass, visible from all levels and flooding the hallway with light provides views out to the gardens to the rear. A door leads from the kitchen to a utility area with plumbing for a washing machine as well as pantry cupboards and shelving. Off the main staircase is a shower room and w.c. Inserted paragraph The upper floor comprises two generously proportioned bedrooms to the front, and a large master bedroom with adjacent dressing room. To the rear, steps lead to a large double bedroom, a family bathroom and a further single bedroom. Accessed by wooden stairs from the upper hallway are two further attic rooms, potentially ideal as playrooms or additional bedrooms. Gardens and Outbuildings The walled garden to the rear of the house is chiefly laid to lawn and is fully enclosed with mature shrub and flowering borders and gravel paths. A timber summer house provides a secluded seating area from which to enjoy the tranquillity. To the side, a two-storey stone and brick built workshop gives access to the lower cobbled courtyard. This provides off street parking, accessed by vehicle from Norris Close by a drive-through garage with electric door or on foot from Market Square. A further double height workshop with electric power gives ample outside storage.
