" A superb equestrian property beautifully situated in the glorious surroundings of the Quantock Hills.

Situation Broomfield is a small village in the heart of the Quantock Hills, which is designated an Area of Outstanding Natural Beauty. The nearby village of Kingston St Mary has a Primary School, a pub and more comprehensive facilities are available in Taunton. Also nearby is the well-known Golf Course at Enmore together with Hawkridge and Durleigh Reservoirs and their fishing and sailing facilities. The National Trust owns Fyne Court at Broomfield, which has rainmarked natural trails. The Quantock Hills are wonderful for outriding, walking and other rural proceedings across beautiful unspoilt countryside and woodland. The house is situated in a peaceful and sheltered sunny position. Description 1 Mullins Pond Cottage is a wonderful equestrian property, which has been updated by the current owners over recent years. The property has an attractive facade and includes colour wash painted elevations under a pitched tiled roof. Accommodation The accommodation includes a front door, which leads through to a tiled entrance porch that opens through to the open plan hallway with stairs to the first floor and access through to the sitting room and dining room. The sitting room has been opened up to provide an open plan room with a recently re-fitted kitchen, which includes a range of shaker style wall and base units with granite effect work tops, a breakfast bar, rangemaster cooker with gas hobs and electric oven and a wine cooler. There is a downstairs cloakroom and utility and the dining room also has a second wood burning stove, again with double doors, which open out onto the rear garden.
 
On the first floor, there are three double bedrooms. The master bedroom has a range of fitted wardrobes and there is good size bathroom suite. The cottage benefits from recently installed UPVC double glazed units and there is a Propane gas central heating system with an underground gas tank. Outside The cottage is set well back from the country lane. There is a five bar gate, which opens onto the driveway with an area of hardstanding providing a parking area for multiple vehicles. To one side is a timber office/outbuilding, which has electricity, light and power and is currently used as an office. There is further access to the garage, again with electricity, light and power. Log shed. There is access to side and rear garden where the garden has a patio area and lawn with steps up to a five bay stable block. There are two further timber stables in one corner of the paddock, a separate garden shed and tack room. There is a newly installed arena, which measures 40' x 20' and has a cushion ride insulated surface. The land extends to approximately 2 acres and is laid to pasture and there is vehicular access from the road over a short access right of way. Directions From Taunton take the road past the railway station towards Kingston St Mary. Once you reach the village, continue past the village green and take the next turning right into Loads Lane. Continue to the top of the hill and at the T-junction turn left and proceed along this road. The property can be identified on your left hand side after a short distance.
