" Charming and beautifully presented semi-detached Victorian house in a peaceful Exmoor village setting. OVERALL DESCRIPTION No.1 Jubilee Villas is a very well presented Victorian semi-detached house in a peaceful setting, down a quiet lane, in the Exmoor village of Simonsbath. The property was built in 1887, the year of Queen Victoria's Golden Jubilee, and is thus fittingly named. This solidly built stone house, at one time the village Post Office, has been renovated and tastefully redecorated throughout and is now a warm and inviting home. The renovations included oak flooring, damp proofing, new ceilings, full re-wiring, new pressurised heating system and the use of Heritage colours throughout. On the ground floor there is a sitting room, impressive kitchen/dining room with high ceiling, feature fireplace with Rayburn and access to the newly built decking area to the rear, utility room and en-suite bedroom. The Old Telegraph Room is now used as a small office. On the first floor there are two double bedrooms and a generous family bathroom. Water is supplied to the property from a natural spring. Outside the property benefits from a large garden of almost half an acre, stone built stable and hay store, garage and ample off-street parking. LOCATION The property is situated down a quiet lane in the peaceful Exmoor village of Simonsbath in the heart of the Exmoor National Park. There are two hotels in the village which are very popular with the tourist trade, who take advantage of the many great walks in the area, notably down the River Barle which passes the southern edge of the village. Open moorland is within walking distance of the property, giving the opportunity for excellent riding. The village of Exford lies five miles to the east and has a village shop, Post Office and public houses. The Devon town of South Molton with its amenities and shops and weekly farmers market is about 12 miles to the west. The county town of Taunton with access to the M5 and the National Rail Network lies approx. 32 miles to the east and the Devon town of Barnstaple is about 17 miles to the west.
