SITUATION The cottage is found along a quiet country lane on the outskirts of the small hamlet of Withiel Florey amidst beautiful countryside of the Brendon Hills. The property is well located just 8.5 miles east of Dulverton, which is a delightful small town nestling in the Barle Valley and is well known as The Gateway to Exmoor, providing good day-to-day shopping together with two churches, a post office, a chemist, doctors, dental and veterinary surgeries and a well-used town hall. There are also good restaurants and recreational facilities including squash courts, all weather tennis courts and football and cricket pitches.
 
Williton 9 miles away has a petrol station, butchers, grocers, veterinary and doctors surgeries.
 
Exmoor National Park offers wonderful opportunities to walk and ride on the open moorland and in the wooded river valleys. Haddon Hill and Wimbleball Lake are just a ? mile away and offer riding, walking, sailing and fishing as well as many other recreational pursuits. DESCRIPTION Cherry Tree Cottage is a well presented period semi-detached cottage of traditional construction set in a rural position adjacent to farm fields and enjoying countryside views. Located in a quiet country setting, the cottage has a pretty south-facing fenced garden to the front, as well as parking. This lovely cottage would be equally well suited to full time occupation or someone looking for a quiet rural retreat on a part time basis. The cottage benefits from double glazed windows an oil fired combi boiler providing central heating and water. It also has slate flooring throughout the ground floor and is in excellent decorative order. ACCOMMODATION The front door leads into a useful hallway with coat hanging and door to the sitting room/dining room. The sitting room/dining room is double aspect and has ample room for a table to one end and a cosy sitting area at the other. There is an original stone inglenook fireplace with bread oven and brick arch over which is fitted with a wood burning stove, complemented by a natural slate floor, a window seat and exposed ceiling beams. The kitchen is well fitted with a range of modern units, wooden work surfaces, integral oven and hob, fridge freezer and washer/dryer. Adjacent to the kitchen is the rear lobby with a cloakroom and a stable door opening onto the garden. Stairs lead to the first floor landing which is a large and light area with hanging cupboard and a linen cupboard. There are two comfortable double bedrooms with lovely views over the garden to the countryside beyond. The bathroom is fitted with a white suite with a shower over the bath. OUTSIDE The cottage is approached from the quiet country lane with stone steps leading up to the south facing enclosed garden which is mainly laid to lawn with shrubs and flower borders, a small paved sitting area and a wooden garden shed. DIRECTIONS From Taunton proceed on the A358 signposted to Minehead and after approximately 4 miles turn left signposted to Exford on the B3224. At Elworthy Cross go straight over and continue up the hill past the Raleighs Cross Inn. Go past Beulah Chapel and take the first turning on the right signposted to Wimbleball Lake. Proceed along this road and take the right hand turning signposted Withiel Florey. Continue along this road and Cherry Tree Cottage will be found shortly on the left hand side.
Leave Dulverton on the B3222 and at Machine Cross turn right and take the first left signposted Brompton Regis. After approximately two miles take the turning on the right, again signposted Brompton Regis. As you pass through the village, the church will appear on your right, go around the right hand corner and pass through the village keeping the churchyard on your right and continue along this road. Upon reaching a junction with a grass triangle, keep left and pass by Pulhams Mill. Continue along this road, passing over the bridge at Wimbleball Lake. After approximately 1 mile turn left signposted Withiel Florey. Follow this road and Cherry Tree Cottage will be found shortly on the left hand side.
