" A marvellously characterful semi detached 3 bedroom Grade II Listed cottage with parking and a double garage close to the heart of Montacute. The property is arranged over 3 floors with an abundance of character throughout.

THE PROPERTY Carents Cottage is a wonderfully historic, grade II listed, 3 bedroom cottage located close to the centre of the popular village of Montacute. Unusually for properties of such character within the village, Carents Cottage is Freehold and has the enormous benefit of both off road parking and a double garage as well as an attractive yet easily maintained back garden, making this a highly desirable property suitable for a variety of purposes, including use as a main or second home or to re-instate it's former use as a successful bed and breakfast enterprise.

Having been under the same ownership for almost 20 years, the cottage has been greatly improved from a former state of dilapidation and maintained to a high standard, yet still offers an incoming purchaser the opportunity for further modernisation and an element of personalisation. Fabulous and often striking character features remain throughout including a most impressive carved Hamstone fireplace in the sitting room, which also exhibits beams, part flagstone flooring and exposed stonework, and there is a former fireplace in one of the bedrooms on the first floor which has thoughtfully been adapted into a storage cupboard.

The property is understood to be between 350-400 years old with later additions to the ground floor to enhance the living space, enlarging the downstairs to comprise the 2 comfortable reception rooms and a quirky kitchen with exposed stonework seen here today. A spacious master bedroom can be found on the top floor complete with an en suite cloakroom and the 2 bedrooms on the first floor both enjoy access to a Jack-and-Jill bathroom fitted with a bath with shower over, WC and wash hand basin as well as a characterful stripped pine window seat and bath surround. During the current owner's renovations of the property, careful thought has been applied to how best to provide modern convenience within an ancient property. The result is a cottage in which excellent use of space has been made, with various creative storage solutions installed throughout. Domestically, the utility room provides not only a useful laundry area but also an entry point during wet weather, and the cloakroom can also be accessed from here. OUTSIDE Carents Cottage has a paved driveway offering parking for a number of vehicles, and also benefits from a double garage with power, light and a window to the rear garden. Along with the timber storage shed, the garage is fitted with an alarm system, making this an ideal car or hobby storage space. There is also a lean-to shed, originally the privvy for the cottage but now providing further storage and also benefitting from water and electrical points.

To the side of the garage a characterful stone archway leads to the rear garden which is primarily laid to lawn with a paved sun terrace and enjoys a wonderfully sunny aspect and represents a sheltered sun trap in which to relax, the perfect opportunity for al fresco entertaining or cool drinks in the sunshine. This area is bordered on two sides with a stone wall and could easily be enclosed to ensure safety for children or dogs. SITUATION The property is situated close to the heart of the sought-after village of Montacute, home of the National Trust owned Montacute House which has recently been used in the filming of the television series 'Wolf Hall'. The village itself justifiably lies within a Conservation area, and benefits from amenities including a village shop and post office, pub and hotel, church and village hall. The commercial centre of Yeovil is just 4 miles away, with a broader range of shopping and leisure facilities on offer.

Transport links are good with the A303 trunk road just 2 miles distant and train stations within Yeovil offering regular rail services to London (Waterloo), Exeter and Bristol. Education is well catered for with a selection of well reputed state and independent schools in the area, including a primary school and pre-school within the village. The Park, Perrott Hill, Hazelgrove and Millfield at Street are all easily accessible from Montacute. SERVICES Mains gas, electricity, water and drainage. Gas fired central heating. VIEWINGS Strictly by appointment with the vendors' selling agents, Messrs. Stags, Yeovil Office, Telephone 01935 475000. DIRECTIONS From Yeovil take the A3066 towards Montacute/A303 before turning left, signposted to Montacute and Stoke Sub Hamdon. At the end of the road turn left and continue into Montacute village, where the property can be found on the right a short distance after St Catherines Church.
