Outside

Front garden 38'0" by 31'0" approximately (11m 58cm x 9m 45cm)

The front garden includes two gravel and tarmac parking spaces and a lawn, all neatly looked after. A gate beside the garage leads to

Japanese garden 44'0" by 32'0" approximately (13m 41cm x 9m 75cm)

South facing this is a beautiful, private, tranquil haven. Outside the French doors from the garden room is a timber deck beside the most elegant koi pond that we have seen, set under a pergola and with a reed bed through which the filtered water passes. Around the pond is an ornate pebbled garden planted with small shrubs and bamboo with screens - all very evocative of a traditional Japanese garden (adjoining fields). Behind bamboo screens you will find the pond filter, modern plastic oil tank and the timber garden shed.

English country garden 55'0" by 45'0" approximately (16m 76cm x 13m 72cm)

If you can bear to leave the Japanese garden then you will find this one is more conventional but still delightful and just as private with high hedges to the adjoining fields. Largely laid to lawn there are raised and conventional flower beds, a greenhouse, vegetable patch and a path to the garden shed.

Garage 17'0" by 8'0" approximately (5m 18cm x 2m 44cm)

The timber framed garage is of fibre cement construction and we cannot comment as to whether or not it may contain asbestos but it appears to be uncracked and is at least better than no garage at all, with power and light. To the front are two separate parking spaces. There is plenty of space to demolish and build a double garage subject to planning permission

Agents note

We are obliged to point out that in the attic is a long disused water tank which is made of asbestos cement.

There is a planning application to build some 30 houses in one of the adjacent fields but this is expected to have minimal impact on this property.

There is a public footpath in that field, but it is behind both a high, thick hedge and a ditch so also has minimal impact.
