" In 1908, the novelist E.M. Forster wrote 'A Room with a View'. In 2015, Jonathan Reid notes on his travels a house which has 'A Garden with a View'. Okay, it's highly unlikely that someone will go on to produce a film about this as they did with the book, but nonetheless, I felt compelled to point out that albeit not the most expensive house on our registers, the aforementioned garden is a noteworthy feature. Not only is it well stocked, but the landscaping has encompassed a couple of elevated seating platforms that take full advantage of the views towards Whitchurch, including St. Alkmunds church in the distance. Interested? Then read on..........Beyond the garden is the highly prestigious Mount Crescent development, although this is by no means overbearing; from from it in fact and this short cul-de-sac of relatively modern properties is within walking distance of Whitchurch town centre, with its range of local shops and amenities. It is also well placed for travel by car to the bypass and therefore within close proximity of other towns in Shropshire, Cheshire and North Wales. The current owner has recently re-decorated many rooms internally and there is a comfortable lounge, complete with a modern pebble effect feature fireplace. An archway leads to the full width kitchen/diner and beyond this is the useful conservatory which looks onto the lovely rear garden. Upstairs, there are 2 double bedrooms and the bathroom with its white suite has an electric shower over the bath. Outside, the house occupies a good sized plot and this includes off-road parking within the driveway for about 4 cars. There are well stocked gardens to both front and rear, the terraced rear garden having been landscaped with the use of railway sleepers and timber decks which provide those lovely seating areas with views beyond. Frankly, I can think of worse places to be, especially during warm summer evenings - where better place to just sit, watch, drink and be merry? The Accommodation Comprises:- GROUND FLOOR Entrance Hall Radiator and staircase to first floor. Lounge - 13' 4'' x 10' 8'' (4.06m x 3.25m) Feature fireplace with inset pebble effect. Laminate woodstrip floor, front facing double glazed window, built-in cupboard under stairs and archway leading to:- Kitchen/Diner - 13' 10'' x 9' 6'' (4.21m x 2.89m) Stainless steel sink and drainer inset in woodgrain effect working surfaces with drawers, cupboards and plumbing for automatic washer below. Part tiled walls, radiator and Ideal Classic wall mounted gas central heating boiler. Conservatory - 9' 8'' x 5' 5'' (2.94m x 1.65m) Laminate woodstrip floor and uPVC double glazed windows and door to rear garden. FIRST FLOOR Landing Loft hatch, side facing double glazed window and airing cupboard housing an insulated hot water cylinder and immersion heater. Bedroom 1 - 13' 11'' x 9' 1'' (4.24m x 2.77m) Front facing double glazed window, built-in wardrobe, double radiator and ceiling light with fan. Bedroom 2 - 9' 4'' x 7' 5'' (2.84m x 2.26m) Rear facing double glazed window, laminate woodstrip floor, built-in wardrobe and radiator. OUTSIDE Tarmac driveway with off-road parking for several cars (our client claims to have parked 4!)Lawned front garden with mature trees, flowers and shrubs. The large landscaped rear garden provides a wealth of colour with its abundance of flowers, bushes, trees and shrubs. A useful area to the side of the house is ideal for cooking barbecues. There is a conventional (sheltered) lawn area and steps lead up to a series of terraces, including a couple of timber decks, ideal for tables, chairs, loungers etc and from here there are views towards the town and St. Alkmunds church in the distance.
