" When it comes to Balham locations, this one will be hard to beat. Located on the ground floor of an impressive, semi-detached period property, you can watch the seasons unfurl through the large living room window with its sweeping views across Tooting Bec Common. Extending to almost 19', the living room is a sensational, high ceilinged room. With an elegant fireplace as its centre piece, and those great views, it is a room to be enjoyed. Running off the living room is the well planned kitchen/breakfast room which benefits from an extensive range of white gloss units and integrated appliances. The glass covered hallway, with its run of bookcases, storage cupboards and desk recess, doubles up as both walkway to the garden and study area. The main bedroom is another room with the wow factor. Divided between the bedroom area with an adjoining dressing room which boasts an extensive range of mirror fronted, built-in wardrobes providing a comprehensive range of storage options. From trouser hangers to shoe horns, sock stores to jumper drawers - you'll find them all here. Last, but by no means least, is the garden. The back door opens onto a large decked area from which a clematis covered pergola takes you to the main garden. Laid to lawn with well stocked beds either side, there's a raised patio at the end of the garden offering the perfect spot to catch the evening sun. As well as access from the property, the garden can also be reached via the property's side return gate. Properties as fantastic as this are few and far between, that's why we urge anyone looking for that extra special property to come and see this one as soon as possible. Situated opposite Tooting Bec Common, Rastell Avenue is in an area known as Telford Park, sought after for its roads of attractive period properties as well as its proximity to both Balham and Streatham Hill.
