" There are many large houses in and around Balham, but very few can match the location of this quite sensational property. From dawn to dusk, the sweeping views across the Common are never less than interesting and often quite beautiful - from the winter frosts, to the summer sun going down behind the trees, there will always be a view to enjoy. The property is currently used as a six bedroom, 3 bathroom house with the living room on the first floor but the accommodation is flexible and could easily be re-arranged. The kitchen/dining room on the ground floor and the elegant living room both extend to over 18'. Both rooms have fine fireplaces and the living room has the benefit of direct access to the west facing balcony that runs across the front of the house. All six bedrooms are good sized doubles. The rear garden extends to just under 62' and can be accessed from the house and from the side return. Out of the run of properties on Rastell Avenue only three remain as houses and they rarely come to the market. This particular house has been a much loved family home for over 40 years. Requiring updating, it offers a wonderful opportunity for someone looking for that extra special property that can transformed into a home that they will also want to stay in for many years. Situated opposite Tooting Bec Common, Rastell Avenue is in an area known as Telford Park, sought after for its roads of attractive period properties as well as its proximity to both Balham and Streatham Hill. The area is served by Henry Cavendish and Telferscot Primary Schools which are both Ofsted rated as outstanding. Transport options include overland trains and Northern Line underground from Balham, overland trains from Streatham Hill and a selection of bus routes from Telford Park bus garage. Featured in The Sunday Times' list of Best Places to Live in Britain for the past two years, Balham has a thriving high street which offers a wide selection of supermarkets, independent shops, bars and restaurants. Streatham and Streatham Hill are both areas undergoing massive regeneration and are amongst the capital's most sought after property hotspots.
