" Located in one of the most sought after roads in the Telford Park Conservation Area, this spacious maisonette is on the ground floor of a beautiful semi-detached house built in 1878. Offered in excellent decorative order, the property benefits from a beautifully light living room, a double bedroom, shower room and a well planned kitchen with integrated appliances and a granite worktop. The property comes with a 25% share of freehold with an attached lease of 994 remaining. The main building has been very well maintained by the freeholders, with works including the replacement of the main roof and re-pointing of exterior walls in 2011, a new flat roof on side extension in 2014 and the front garden is scheduled to be landscaped later in 2015. The vendor of this property installed double glazing to the bedroom, kitchen and front door in 2013, and a new boiler was fitted in March 2013. This is a very charming property in a great location - we urge early viewings to avoid disappointment. Kirkstall Road is is part of the Telford Park Conservation Area, sought after for its residential roads of outstanding period properties laid out between 1878-82. The Telford Park architect was EJ Tarver, who ensured that no two of his Queen Anne style houses on the estate were identical. The Telford Park tennis club, also within the conservation area, was opened in 1880 and is the second oldest tennis club in England after Wimbledon.
