" Waterfall Cottage is located in one of North Staffordshire's prettiest areas close to the thriving small town of Eccleshall. The cottage is tucked away down a private lane at the bottom of "The Rock" and as the name suggests is bordered by a stream which is fed by several small waterfalls. There can be very few properties that enjoy such a high degree of privacy without being completely isolated as Waterfall Cottage.

The cottage was extensively renovated by the current owners of the property when they moved in several years ago and has been very well maintained ever since. The ground floor accommodation is attractively presented and has a front door which opens into a small Entrance Hall from where a door opens into a room which is currently being used as the Dining Room and has an archway through to the Lounge.

The Sitting Room which overlooks the front of the property is accessed directly from the Lounge, as is the Kitchen. There is a back door from the Kitchen to the rear gravel and another door opens to the Utility Room from where a door also leads to the Guest Cloakroom. On the first floor there are three good sized bedrooms, one of which has an en suite shower room and a large family bathroom which is fitted with a bath and separate shower cubicle.

There is parking on the gravelled area to the rear of the property for several cars and also a detached double garage with useful storage above. The gardens are enclosed by mature hedging and trees. The largest part of the garden extends from the cottage back towards the lane, there is also an additional area of ground at the end of the lane on the roadside which is included in the sale and provides useful additional garden space and also parking if required.

Waterfall Cottage is a great family home tucked away in a secluded spot without being isolated. The private lane from which the property is accessed is shared with the owners of Howells Mill which is to the rear of the property however this access to the mill is rarely used with the principal access being from the roadside.
