" This grade II listed cottage is close to the centre of the village of Eccleshall. This two bedroom cottage requires some modernisation but has the potential to be very attractive indeed.

The front door opens directly into a Sitting Room from where a open tread staircase rises to the first floor and a door leads to a Kitchen which has a rear utility off. The sitting room has a single glazed window to the front of the property and a glass panel internally to the utility room. There is an open fireplace in painted brick surround.

The kitchen has a single glazed window overlooking the rear yard with a stainless steel sink and drainer under set into a work preparation surface. There are some wall and base units and plumbing for an automatic washing machine. The kitchen is functional but would benefit from updating to suit modern tastes.

A small utility room off the kitchen provides more storage space and has an external door to the rear ginnel and yard. There is potential to bring the utility space into the kitchen, however, being a listed building, planning permission will need to be obtained.

Upstairs there are two bedrooms, the larger double bedroom to the front of the property and the smaller to the rear plus a shower room. The shower room houses the hot water cylinder in an airing cupboard. Fitting a modern gas fired combination boiler in the property would free this space up and provide adequate room for a bath with shower over.

The property has a small rear yard and rear access from the side, a small outhouse and garden which is marked on the plan.
