Singreen is a Grade II Listed cottage on the edge of the New Forest.

Situation
Singreen is situated in Woodfalls, a village on the edge of the New Forest with a shop and post office, and public house. Nearby, the towns of Downton and Fordingbridge offer a larger selection of shops and leisure facilities and the Cathedral City of Salisbury is about 8 miles away. The local road network is easily accessed and includes the A338 from Salisbury to Ringwood and the M27 motorway is accessed via the B3078 across the Forest. The New Forest National Park provides a wonderful variety of leisure activities such as cycling, walking and horse riding. Further to the south and west the south coast provides a variety of activities and access to numerous beaches and
water sport facilities.

Property
Singreen is a most attractive and well presented Grade II Listed house, built around the late 18th century and complete renovation to a high standard in 1997 retaining many character and period features. It is constructed of brick, which is rendered and painted, under a hip thatched roof. On the ground floor, there is a good size sitting room with inglenook fireplace. Also at the front of the house is a good size bedroom/study. The kitchen/breakfast room has been well fitted with a range of useful painted wooden units and includes a built in Miele dishwasher. The adjoining utility room is spacious with built in cupboards and space for a washing machine and tumble dryer. From there the door leads to the downstairs shower and w.c. The kitchen, utility room and shower room benefit from a traditional stone floor. There is an oak framed garden room with under floor heated terracotta tiled floor and French doors leading to the garden. On the first floor, there is a good size landing leading to three further good size double bedrooms and a family bathroom.


Outside
To the front, the garden has raised flower beds and is surrounded by hedging. On the roadside there is a five bar gate leading to visitor parking. The drive runs around the eastern boundary to the rear of the house, where there is further parking for two cars in front of a detached garage, which is currently being used as a games room. From the parking area there is a five bar gate which leads into the rear garden which is mainly laid to lawn. Also in the rear garden is a swimming pool, with heating via gas fired boiler.
