A charming and substantial semi-detached house in a highly convenient position close to local shops and less than a mile from Lymington High Street. The house looks out over a large front lawn and has a part paved, part lawn rear garden. The accommodation is well arranged with very nicely proportioned rooms that are superbly presented. There are four bedrooms upstairs as well as two bathrooms, one of which is en suite to the master bedroom. There is also a separate garage and further parking available. EPR: D



Kingston Park is a secluded enclave of substantial and well maintained houses built approximately 45 years ago by Colten a  renowned local builder. The houses are set in  communal lawns planted with mature shrubs and trees. There are shops less than 100 yards away.  Woodside Park can be found to the east, Priestlands Secondary School, Ofsted rated good is to the north and adjacent to the Leisure Centre.  A little further to the north is Pennington village with a pharmacy, Tesco Extra supermarket and Post office. There is a range of excellent pubs and restaurants within easy reach.  To the south the coastal path to Keyhaven leading through protected salt marshes offers year round bird watching.  Lymington is renowned as a sailing destination with marinas, sailing and rowing clubs.  The New Forest National Park is on its doorstep with unspoilt heath and woodland walks.  Trains run frequently from Lymington to London Waterloo via Brockenhurst in under two hours. 



A particularly spacious semi-detached house originally built and lived in by one of the founders of the builders Colten. The house has a very pleasant outlook to the front over well maintained communal gardens and there is a charming garden to the rear. The house is wider than many others of its type and as a result, all reception rooms and bedrooms have an impressive sense of space that is enhanced by the large windows and high ceilings. The living room is particularly generous and is centered around an open fireplace. This open plan space extends into the dining room which has sliding doors onto the garden. There is a fitted kitchen, separate from the dining room, that opens into a glazed utility room with a door to the side passage. There is an entrance hall with a downstairs loo and stairs to the first floor.

Upstairs, the master bedroom has extensive fitted wardrobes and an en suite bathroom. There are three further bedrooms all with fitted wardrobes, one of which is currently used as a study, and a further shower room. Both bathrooms have power showers.



A path from the communal parking area leads to the front door and side access to the garden. There is a private walled garden to the rear which has a paved terrace immediately adjacent to the house with a lawn garden beyond. The wide passage way at the side of the house has a rainwater butt and covered area suitable for bicycle storage. Mature trees form part of the boundary to the rear and there is also a separate garage with light and power in a block a short distance from the house.
