" Situated in a superior waterside setting with an incredible panorama of maritime activity, tucked away and nestled amongst stunning established grounds of 0.80 of an acre, a pretty semi detached four bedroom Victorian Villa which offers further potential to extend (subject to the necessary consents)

GROUND FLOOR: Entrance Hall, Sitting Room, Drawing Room, Dining Room, Kitchen, Utility Room, Bedroom 4 with ensuite shower room; FIRST FLOOR: Master Bedroom, Bedroom 2, Bedroom 3, Family Bathroom

Griffins is a real gem; the setting is spectacular amongst its gardens, the uninterrupted views across the River Hamble are superb and there is direct access from the garden to the coastal footpath and river, therefore ideal for walkers and sailing enthusiasts.

The property is entered via a generous entrance hall with slate flooring and fitted cupboards. All three principal reception rooms have exceptional views over the River Hamble and Southampton Water. At the front of the property is the kitchen and adjacent utility area with a further door to the cloakroom. The kitchen has ample cupboards with granite work tops and an Aga. Continuing on the ground floor is a large bedroom suite with a door leading to the garden. On the first floor two further double bedrooms enjoy excellent far reaching views up the boat filled river whilst the single bedroom has views over the gardens to the side. All the bedrooms on this level are served by the substantial family bathroom.

To the front of the property is a gravel driveway leading to a detached garage and providing ample parking. Beyond the garage is a large log store and potting shed and a workshop/boat store with magnificent views over the garden and the Hamble River entrance to Southampton Water. The gardens are stunning, surrounding the property with glorious views over the River Hamble, the SW facing terrace is private and sheltered, superbly situated with panoramic views over the water. The gardens are laid to lawn with comprehensively planted beds, mature trees, pond and well, in addition to a vegetable garden and greenhouse. The garden enjoys a special microclimate which offers the enthusiastic gardener an opportunity to grow non native species. My clients have grown Oleander, citrus and olive trees outdoors. At the far boundary of the plot is a small orchard screened from the main garden by beech hedging with a gate providing access to the coastal beach footpath leading north west towards Warsash Sailing Club, the Rising Sun Public House, boat launch and moorings or south west to the beautiful Hook Park beach and Titchfield nature reserves.

The village of Warsash lies on the east bank of the River Hamble, it is an attractive residential and yachting centre with links to Hamble Village via a ferry for pedestrians and cyclists. The centres of Southampton and Portsmouth are 9 and 14 miles distant respectively, with Junction 9 of the M27 (3 miles) linking to the M3 for London and Winchester. .Southampton International Airport (10 miles) offers excellent connections to continental Europe, with the adjacent Parkway station connecting to London Waterloo in one hour and ten minutes.
