" INTRODUCTION This three bedroom, semi-detached house is situated in the heart of Botley Village and therefore benefits from being walking distance to a range of local amenities including schools, shops and bus services. Further amenities include a mainline railway station and nearby motorway links.

The spacious accommodation briefly comprises entrance hall, cloakroom, living room, kitchen/diner, conservatory, landing, three bedrooms and family bathroom. Outside there is driveway parking, garage and enclosed rear garden. 

INSIDE The front door leads into the entrance hall which in turn has stairs to the first floor and doors to the cloakroom and lounge. The cloakroom has a low level WC and wash hand basin and window to the side aspect. The lounge is located at the front of the property and has a window to the front aspect, feature fireplace, storage space and a door leading to the kitchen/diner. The kitchen area offers a rage of wall and base units with space for appliances along with sliding doors to the conservatory. The conservatory has windows and doors leading to the rear garden, as well as base units with space for washing machine and tumble dryer.

On the first floor, the landing provides access to all three bedrooms, the family bathroom and the loft. Bedroom one is located at the rear and has a window overlooking the rear garden as well as wardrobes. Bedrooms two and three are both located at the front of the property with windows to the front aspect.  

OUTSIDE There is driveway parking for a number of vehicles and pedestrian access to the rear garden which in turn is enclosed, mainly laid to lawn with a paved patio area. The garage has been recently refitted and has an up and over door, power and lighting.  

DIRECTIONS From our office in Hedge End, proceed out of the village along Lower Northam Road towards Botley. Take the second exit at the roundabout to continue heading to Botley. Turn left onto Holmesland Lane which is opposite Botley Centre, then take the first right onto Holmesland Drive. Downland Close is the next right where the property is located.   "
