" Offered with no forward chain, this two bedroom semi-detached bungalow briefly comprises an entrance hall, sitting room, family room, modern fitted kitchen, utility room, conservatory, two bedrooms and a modern shower room. Outside there is a rear garden with shingle and paving and a raised decked area.

The property is located in the popular area of Botley and benefits from being close to the village centre with its range of shops and amenities. The property is also close to Hedge End village centre and the M27 motorway links.
 

INSIDE The front door opens into the entrance hall which has a storage cupboard and doors through to the kitchen, utility, sitting room, both bedrooms and the shower room. The modern kitchen has windows to the front and side and has been fitted with a matching range of base units with cupboards and drawers under. There is a built-in double oven and gas hob, as well as space for further appliances. The sitting room has a fireplace to one corner and is open plan to the family room which has French doors leading out to the rear garden. The utility room has a window to the side and space for appliances.

The master bedroom has a window to the front, a fitted wardrobe and an airing cupboard. Bedroom two has a door to the rear leading through to the conservatory, which in turn leads out to the garden. The modern shower room has a window to the rear and comprises a walk-in shower, wash hand basin and WC.
 

OUTSIDE The rear garden is mainly paved and shingled with planted borders. There is a raised decked area at the end and gated side access. 

DIRECTIONS From our office in Hedge End turn right at the traffic lights into Lower Northam Road and at the roundabout take the third exit into Broad Oak. Continue along this road heading towards Botley and turn right on the bend into Brook Lane. Take the first turning on the right into Cobbett Way and turn right and then immediately left into the cul-de-sac, where the property can be found on the left hand side.  "
