" This is one of those scarce properties which has it all; the most desirable of addresses tucked away in Hyde, super period detail and a breathtaking modern extension combining to make a home of rare quality. The beautifully presented fan++ade and path to the front door hint at what is to come in terms of immaculate presentation, but the reality inside is still a wonderful surprise. Modern touches share space with period details in many of the rooms, a combination which works beautifully to prepare one for the fantastic, contemporary extension and garden at the rear.

Built in the late Victorian era, the house has a wide and welcoming, L-shaped entrance hall with stairs leading off sideways and a stylish downstairs W.C tucked away under the stairs - all helping to underline the impressive width of the property. A nicely appointed sitting room with period fireplace, cornicing and picture rails has a study area and lies, traditionally, at the front of the house.

The heart of this impressive home is the amazing, open-plan kitchen/dining/family room which takes up the remainder of the ground floor. The architectural brief was to tie this space seamlessly into the garden - a feat wonderfully achieved with bi-fold doors which draw right back to open the room out to the deck. Other evidence of this integration includes a long internal bench along one side of the family area, which becomes a superb water feature and pond as it stretches into the garden. The idea for the room was that various spaces would be arranged around a striking central, supporting, storage wall to offer sociable spaces but a degree of privacy when needed. The sleek kitchen has built in appliances, a mixture of stainless steel and stone work surfaces and a large central island with breakfast bar.

Beyond the kitchen, down one side of the central wall there is a neatly concealed utility area which has a door to the outside, and then onwards to a built in office space. In the main family area, a lovely exposed brick wall contrasts perfectly with the modern storage cupboards opposite, which cleverly conceals a drinks cabinet, TV and Hi Fi equipment. A focal point here is an open fireplace, perfect for cozy evenings in, when it is time to close the huge sliding doors. The garden end of the room is defined as a dining area, but the whole of this floor is a uniquely flexible space which can be used by different owners in varying ways to suit their needs.

The style and sophistication of this wonderful home continues upstairs via an elegant staircase with excellent natural light. There are three big doubles (two with period fireplaces), a smaller bedroom and a smart contemporary bathroom with shower over the bath. Planning permission (ref: 08/00680/FUL) is available to create a substantial master bedroom and bathroom in the loft.

An equal amount of careful and attention has been paid to the superb landscaped garden; designed to reflect the internal space, this a wonderfully open and inviting area with that lovely water feature, a mains gas barbeque bench and bespoke bike and board storage cupboards at the rear. A side passage leads round to the front of the property.
