EASTON ROYAL 8 Burbage Road is located on the eastern side of the village with spectacular views to the front and rear over open fields. Easton Royal is a much sought after Pewsey Vale village being located within spectacular countryside between Marlborough Downs and Salisbury Plain. The village has local amenities, which include a primary school, village hall, recreation ground and church. Good local shopping is provided by the nearby large village of Pewsey, with its mainline rail service, as well as the extensive facilities provided by the attractive market towns of Hungerford and Marlborough. The village is well placed for both M4 and M3 connections and mainline rail services to Paddington and Waterloo. THE PROPERTY Originally constructed in the mid 1950's, the property was extended and enlarged in 1996 to provide an excellent sized family house in this most sought after village location. In recent years the property has been further enlarged with the addition of a conservatory and redecorated from top to bottom. The best way to get a feel for a house is to have a wander over so we will start at the front door. THE ACCOMMODATION Into the Porch with hanging area for coats, straight on into the Hall. OK that is downstairs, back to the hall and up to the first floor landing. UPSTAIRS Onto the landing with a window to the side, and first left into the fourth bedroom. A reasonable sized single bedroom with a window to the side. Next left into the second bedroom. This is a double bedroom with built in wardrobes and window to the front. Next along into a small lobby with staircase rising to the loft room and straight on into the third bedroom. This is a good sized single room with window to the rear and built in storage cupboards. Turning right out of this bedroom we will go up into the loft room which enjoys lovely views to the rear through two velux windows and eves storage areas. CONTINUED Back down onto the main landing and right into the family bathroom. This is a well appointed bathroom with a window to the side, attractive mosaic tiled walls, bath with shower over, wash basin and toilet. Back onto the landing and on into the Master bedroom. This room also enjoys the lovely views to the rear, has space for wardrobes and door into the Ensuite shower room. Window to the side, walk in shower enclosure, toilet and wash basin. OK that is inside lets go back to the conservatory and out into the garden. OUTSIDE Walking out from the conservatory we walk past a raised deck area, path to gated rear access, wide access to the side with gate out to the front. Enclosed by 6' panel fencing, shed, lawned area and flower and shrub beds. Due south facing with lovely open views backing onto open fields. PARKING The front garden has been gravelled to provide a large parking area for 4+ cars with inset flower bed, outside light and gated access to the rear garden. DIRECTIONS & POSTCODE From this office turn left at the Town Hall into New Road, straight over into London Road, right at the next roundabout into Salisbury road and proceed out of Marlborough signposted Burbage. Continue through Savernake Forect, over the twin bridges and straight on to the roundabout. Turn right signposted Pewsey and straight on to Easton Royal. On entering the village the property will be found on the left indicated by a Henry George for sale board.
