" A lovely three double bedroomed cottage with much character and charm enjoying an outstanding 350' garden in this highly sought after location between Marlborough and Pewsey. The property was designed by the famous Portmeirion architect Clough Williams-Ellis in the 1920's. It has been enlarged and improved offering good sized family accommodation in this enviable location. Backing onto open fields with downland views and conveniently located opposite Oare primary school. Two reception rooms and a Kitchen/Breakfast room with Aga and double doors out onto the garden. Off road parking. Oil fired central heating. A Gem!

OARE The name Oare comes from the Saxon word 'ora' meaning bank, the village is positioned equidistant between Marlborough and Pewsey, has its own nursery school, popular primary school, church and public house. A regular bus service provides easy access to all major facilities in Marlborough and Pewsey. The village is surrounded by an area of outstanding beauty easily accessed on walks and rides. THE PROPERTY 1 Cold Blow is the end of three cottages built in the 1920's designed by the famous architect Clough Williams-Ellis who built Portmeirion in North Wales. It is believed that he was a friend of the then owner of Oare House and designed a number of cottages in the village. The property was enlarged in the 1970's and has been much improved in recent years by the present owner to include newly installed central heating, lovely free standing kitchen units with Aga, utility, cloakroom and first floor bathroom. The property has also been recently redecorated with much style and flair. The gardens have also been thoughtfully planted and maintained with numerous sitting areas affording breathtaking views of the surrounding countryside.
The best way to get an idea of the property is to have a walk over so we will start in the front garden/parking area. CONTINUED The front garden has been opened up to provide off road parking for two cars with well stocked flower and shrub beds, a path leads to a wrought iron gate opening onto a side patio which itself leads to the main rear patio area. A door to the left opens into the hall. The hall has a staircase rising to the first floor landing, window to the side, open plan into the Sitting room and a door left into the Dining room. This is an elegant room with a wide bow window looking out to the front, storage cupboard housing the oil fired boiler for the central heating(new 2003/4) and a recess used as a wood store, formally used as a fireplace. CONTINUED Back into the Hall and left into the Sitting room which enjoys a pleasant view of the front garden, a recessed cast iron woodburning stove and double doors into the Kitchen/Breakfast room. The Kitchen has been completely redesigned with attractive freestanding solid wood cupboards with wooden worksurfaces over, inset twin bowl ceramic sink, fitted two oven oil fired Aga with twin hotplates, fitted vegetable baskets, space for a fridge freezer, English limestone floor, window and double doors out to the garden and space for table and chairs. We then turn right into the Utility room. CONTINUED Co-ordinating wooden worksurfaces, underhung Belfast sink, plumbing for washing machine and dishwasher and a window to the side. Door to the downstairs cloakroom with a window to the side, wash basin with mixer taps over and toilet.
The doors from the garden into the Kitchen and the doors into the Sitting room when opened together, provide a real feeling of light and space bringing the garden 'into' the house and visa versa. That's downstairs done, lets go upstairs. UPSTAIRS Window to the side with views towards Martinsell Hill, built in storage and airing cupboard, first left into the third bedroom with a window to the front, two built in wardrobes and shelving. Next along into the second bedroom with window to the front built in storage cupboard and open shelvings. Back onto the landing and left into the main bedroom. This room has outstanding open views up towards the downs and two built in wardrobes. Lastly on this floor into the family bathroom. This has been completely refitted with a white suite comprising bath and wash basin both with mixer taps over, toilet and walk in shower enclosure with wide overhead shower. The walls are tiled with Jerusalem limestone tiles and the floor with English limestone tiles. A window looks out to the side with views of the downs. OUTSIDE The gardens extend to over 300' x 20' approximately, running alongside open fields with breathtaking views. The vendors have divided the garden into a series of 'rooms' to provide play areas, sitting areas, orchard, summer houses and storage sheds. CONTINUED Walking out from the kitchen can be found a good sized patio area with well stocked flower and shrub beds, outside light, water tap and path to the gated front access. There is also a gate which officially provides access for the neighbour (who only currently lives there occasionally) to bring items into their rear garden. However as access is available to the end of the garden by car (this is an informal agreement) the adjoining property has not used this gate for over 5 years. CONTINUED The next area is predominantly laid to lawn with numerous maturing trees and shrubs, through an arbour onto a large gravelled area with an attractive summerhouse, gate to the side (unofficial) onto a path which leads up onto the downs, ideal for dog walking.
Gate opening onto a further lawned area with a second summerhouse, timber workshop, fruit trees and onto the end of the garden with open fronted storage and timber shed. IN CONCLUSION A well proportioned three double bedroomed family house in a great location enjoying a fantastic sized garden in this area of outstanding natural beauty.
