" An outstanding four bedroomed semi detached Victorian house with a large south west facing garden, extensive off road parking and a double garage/workshop. The property has been enlarged and improved whilst retaining it's original character and charm providing a well appointed flexible family home. 3 good sized reception rooms. Attractive kitchen with vaulted ceiling. Upstairs bathroom & downstairs shower room. Outbuildings. Oil fired central heating.

The property The best way to get a feel for a property is to have a wander over. As the parking is located at the rear, normal day to day access would be via the back door but for simplicity we will start at the front of the property. From the road we walk up some steps into the front garden with mature box hedging, good sized lawn, gated access to the rear garden, outside light and through the front door into the hall. This has doors into the family room, sitting room, staircase to the first floor landing and a large storage cupboard for coats, shoes etc but we will take the first door on the left into the shower room. Window to the front, walk in shower enclosure, toilet and wash basin. Continued Back into the hall and next left into the family room, which is a good sized L shaped room providing not only space for television, sofas etc but also an ideal study area. Windows to the front and side and double doors out into the garden. Straight on into the kitchen which has a great range of attractive fitted cupboards, extensive worksurfaces, inset sink with mixer tap, space for cooker with concealed extractor hood over, space for tall fridge and freezer and plumbing for dishwasher. Turning right we walk into the dining room with window to the rear, original fireplace surround, built in storage cupboard, door out into the rear porch which opens into the rear garden and door right into the sitting room. If the family room is for all, the sitting room provides a quiet space to read, watch the second television or just sit in front of the lovely wood burning stove, who knows maybe even with a glass of something nice! Finally through the door back into where we originally started. Upstairs Up the staircase on to the landing with access to the loft. First on the left is the fourth bedroom which is a good sized single, with window to the rear and a built in airing cupboard. Next is the second bedroom, a reasonable double bedroom, again with window to the rear, original fireplace and a range of built in wardrobes. The third bedroom is also a good sized single with window to the front. Continue along the landing, small family bathroom is next with bath, sink and toilet and finally into the main bedroom with eves storage and a velux window overlooking the rear garden. This room whilst not large is located away from the other bedrooms to afford a little peace and quiet! Rear garden Stepping out from the dining room into the rear porch with space for coats, shoes, oil boiler for the central heating and a window to the side, door opening into a path leading to the garden and parking area. Turning left we walk into a timber framed building, one half a well equipped utility room with plumbing for washing machine, space for tumble dryer, storage cupboards and a sink. The other half a good sized workshop/dog room or kids rumpus room. Along the path, past the covered well, two further storage sheds, one a great wood store, the other a bike store. Turning left we walk into the lovely west facing garden, mainly laid to lawn with mature hedging and numerous trees and shrubs, measuring approximately 60' square. Good sized patio areas, one designed for summer BBQ's, the other for enjoying the sunshine until it sets behind the hills. A great sized sunny garden with space for all! Parking and garage An 80' driveway leads from Rudge Lane providing parking for numerous cars with two side by side in front of the double garage.
The double garage is currently split into one side garage with up and over door, window to the rear. Connecting door into the other side which is used as a large workshop with window to the rear and double doors opening to the front. This has been designed to be easily removed, if required, and the space will fit a conventional garage door. Services, tenure and local authority Mains electricity, water and drainage. Oil fired central heating (new 2005 serviced every year). Telephone lines subject to the usual transfer regulations. (No tests to the suitability of services have been carried out and intending purchasers should commission their own tests if required).
