" A great sized detached family house with three reception rooms and four bedrooms and an attractive garden, in this most sought after village within easy distance of Marlborough. The property is located in a small development of properties built in the 1970's just off the High street providing easy access to the school, pub and water meadows. The accommodation briefly comprises, Porch, Hall, Sitting Rm with open fireplace, good sized Dining room, refitted Kitchen/Breakfast room with built in appliances, Utility room, Shower room, inner Hall with spiral staircase to the Fourth Bedroom. Main Landing, Three further good sized bedrooms and family Bathroom. Parking and a single garage. Double glazed. Gas C/H. Gardens. Marlborough 1 1/2 miles.

MANTON Manton Village is located on the west side of Marlborough, a market town with many facilities. The heart of the village lies adjacent to the water meadows of the River Kennet. It has a great public house, one of the most sought after primary and pre-schools in the area and falls within the parish of St. Georges Preshute. The Marlborough Downs are criss-crossed with gallops such is the number of racing stables in the area, one of which is run from Manton House. Junction 15 of the M4 motorway is about 11 miles to the north and there is a railway station at Pewsey which is about 7 miles to the south to London Paddington, approx. 1 hour. THE PROPERTY Originally constructed in the middle 1970's the property has been updated and extended, providing great sized flexible family accommodation. Number 11 can be found at the end of a gravelled driveway, off the close which is itself off the High Street, ideal for families or those who do not like the noise of passing cars. The best way to get a feel for a property is to have a walk over, so lets start on the front drive walking towards the front door. Windows out to the front and rear, door to the garage, door to the inner lobby and door into the Utility room. CONTINUED Turning around and walking back towards the Kitchen, on the left we walk into the downstairs Shower room with walk in shower, wash basin, toilet and heated towel rail. Back across the Kitchen, left hand door into the inner lobby with spiral staircase rising to Bedroom four. This is a good sized double bedroom with eves storage and a window to the front. UPSTAIRS Back to the Hall and up the staircase to the first floor landing. This has two windows to the rear and access to the loft. First door on the right into the Second Bedroom. A good double bedroom with built in wardrobes and window overlooking the rear garden with views of the water meadows. Next right into the Main Bedroom, again a good double with window to the front and built in wardrobes. Right into the Family Bathroom with bath, toilet, wash basin, storage cupboard and a window to the front. Lastly on this floor into the Third Bedroom which has a window to the front and rear, two built in wardrobes and built in airing cupboard. OK that's inside, let's go back out of the front door and have a look at the gardens, parking and garage. PARKING Gravelled driveway leads to the garage providing parking for 3+ cars, double up and over door opens to a single garage, power, light and door into the Kitchen. GARDENS Front garden, paved patio area, path to side with inset flower and shrub beds, outside lighting.
Path to the side leads into the rear garden, good sized paved patio area which enjoys the setting sun(when we get any that is!), large lawned area, well stocked flower and shrub beds, tall fence to rear and side providing a good level of privacy. Flood lighting and water tap.
