" The Property
Originally believed to have been built in the 1930s, and having been in the same ownership for over forty years, this character property offers light and well proportioned rooms throughout. Entering the front door there is a hallway with stairs rising to the first floor, to the right there is a generous shower room, while to the left there is a double aspect sitting room with gas fire. The kitchen is accessed off the sitting room and is again double aspect and gives access to the utility room to the rear of the house. Upstairs there is a lovely light landing giving access to the three bedrooms, two of which have fitted storage and with the main bedroom being double aspect with lovely views. The property offers lovely accommodation, with scope for updating and benefits from original features such as picture rails and solid floor boards.

Outside
The rear garden is fully enclosed and south facing and includes a number of mature trees and shrubs. The garden slopes gently upwards with a path leading to a substantial brick built storage shed. There is gated access to the side leading in to the front garden which is lawned with borders. To the front of the garden there is a tarmac drive offering ample space for one vehicle and there may be potential to extend this drive to provide further space subject to any necessary permissions.

Manton
Manton is a very popular village to the west of Marlborough and is within walking distance of the town (approx. 1.5 miles) along the banks of the River Kennet. The village offers a highly regarded Primary School (Preshute Primary), Oddfellows public house and a church.

Nearby Marlborough is an historic and thriving market town. The town has an extensive range of quality independent and well known retailers and high street shops, public houses, restaurants and cafes along with plenty of local amenities and a sports centre. Marlborough is sited along the M4 corridor close to J15 and has nearby rail links from either Pewsey, Great Bedwyn, Swindon or Hungerford to London and the west. The town is surrounded by glorious downland countryside and the Savernake Forest. Local schools include: St John`s Academy, St. Francis and Pinewood Preps, Dauntsey`s and St Mary`s Calne.

Directions
Leave Marlborough heading West on the A4. Pass the college and after 0.8 miles turn left in to Manton. Follow the road through the village passing the pub and the school and the property will shortly be found on the left.
