" A well proportioned post war semi detached property with existing permissions to not only enlarge but also to complete the construction of an outstanding Oak framed double garage/workshop with home office over. The property is located in one of the most pretty little hamlets in the area with Great Bedwyn only minutes drive away. Two double bedrooms, lovely upstairs bathroom, three reception rooms, large garden. Ample off road parking. Oil Central heating.

The property Planning permission was passed and work commenced last year to enlarge the house and to build a detached double garage/workshop with accommodation over. As this work has started there is no time pressure for it to be finished. The current owners have decided not to complete the works and therefore the new owner has the option to either enjoy the accommodation as it is or to undertake the works to provide a sizable family home. The plot measures over a 1/3rd acre with open fields to the front and rear. In the middle of the garden on the western side is a small underground waste water processing plant for the 6 houses in the road. This does not produce noticeable noise or smell and simply requires a vehicle to visit periodically and remove any waste. The accommodation A pretty cottage style front garden with path leading through the front lawn with an inset herb garden, south facing courtyard with space for a table and chairs leading to an oak framed porch with door opening into the hall. Staircase rising to the first floor, door right into the sitting room which is a good sized room with window to the front, fireplace with fitted wood burning stove, oak flooring and double doors opening into the conservatory/dining room. Windows to both sides and double doors out into the rear garden. Back to the hall and straight on into the kitchen/breakfast room. This is an attractive L'shaped room with windows to three sides, Gas(LPG) range cooker, solid wood worksurfaces with inset French style butlers sink, range of fitted cupboard units, integrated dishwasher and space for a small table and chairs. Door into the rear hall with stable door to the garden and door left into the utility/cloakroom. Window to the rear and side, toilet, oil boiler for the central heating, plumbing for a washing machine and space for tumble dryer. Upstairs Onto the landing with window to the rear and access to a large loft space. First left into the main bedroom, a double room, with windows to the front and rear and stripped pine floorboards. The second bedroom is also a double with window to the front and a built in wardrobe. Finally on this floor is the lovely bathroom which is a real show piece, window to the rear, freestanding slipper bath with mixer taps, wash basin inset in hand made pine cupboards, old fashioned toilet with high cistern and walk in glass shower enclosure with travertine tiled walls and floor. There is also a large heated towel rail and a built in airing cupboard. OJK that is inside back downstairs and out the back door. Rear garden and parking Stepping out from the house we walk onto a large patio which adjoins the parking area. To the side of the property is a driveway shared with number 5, therefore the parking area is to be found behind each of the houses. Next is the frame and the majority of the building materials to construct the large double garage and workshop. Size wise it could easily accommodate 4 cars or in the current design be sub divided into double garage to the front and workshop/store room to the rear with double doors to the side and separate door providing access to the internal staircase rising to the home office. Then a garden area with numerous trees and shrubs, path leading past the underground waste water processing plant, then a greenhouse frame and second garden area. The path then leads around to a storage shed to the side. Beyond this is a large lawned area, raised bed vegetable garden, fruit trees and chicken run. The garden backs onto a little used public footpath allowing access into the lovely surrounding countryside. From the back of the property to the rear of the garden measures over 300 feet in length and approximately 40' at its widest. Planning and permissions The existing permissions were for enlargements to the house and the erection of the double garage/workshop. As this work has been commenced there is no problem with having to reapply to avoid the permissions lapsing. The house would be enlarged to provide three double bedrooms, ensuite to the main bedroom, large kitchen/dining room and new utility room and cloakroom. There is also permission to clad the building in larch providing a New England style look and highly contemporary feel. These permissions can be viewed either in our office or online at the Wiltshire council planning site. Services, tenure and local authority Mains electricity, water and shared septic tank drainage. Oil fired central heating. Telephone lines subject to the usual transfer regulations. (No tests to the suitability of services have been carried out and intending purchasers should commission their own tests if required).
