" Located in this exclusive development in Burbage, 53 Bourne Way is a handsome detached, brick built house which includes a double garage, plenty of parking and private garden. The property has been decorated in a neutral palette with white walls and a combination of soft grey carpets and wood effect flooring.

The welcoming entrance hall extends through to all the principle rooms. The sitting room is of a good proportion with views to the front. There a useful study ideal for remote working. The large kitchendiningfamily room runs along the back of the house with two sets of French doors which lead out to the garden. The kitchen is fitted with a wealth of white fronted cupboards with wood effect worktops including an integral dishwasher and oven and a freestanding fridgefreezer; there is ample space for a dining table. Completing the downstairs is a useful utility room, with a door that leads out to the garden.

On the first floor there are four good sized bedrooms and a single bedroom. Two of the three bedrooms to the rear of the property benefit from built in wardrobes. Situation
Burbage is situated on the southern edge of the historic Savernake Forest in an area designated as one of &quote;outstanding natural beauty&quote;. Burbage offers a good range of day to day amenities including a post office, village shop, doctorβ€˜s surgery, nursery school, primary school, superb garage and a public house. The property is within catchment of St. Johns Academy. The market town of Marlborough, (about 6 miles to the north) is famous for its wide high street and public school and offers a more extensive range of facilities with a large number of specialist shops, pubs and restaurants. There are rail stations to London Paddington from either Pewsey or Great Bedwyn (about 5 miles and 3 miles respectively). Junction 14 of the M4 is about 12 miles to the northeast. The Kennet and Avon canal one of the countryβ€˜s most beautiful waterways runs adjacent to the village.

To the front of the property there is a low maintenance garden, which is mainly laid to lawn and a pathway leads to the front door. To the side is a block paved driveway which leads to the double garage where there is ample parking for another four cars in front.
