" THE PROPERTY
This lovely character home is situated on the outskirts of this well thought of village. The property overlooks the recreation ground to the front, and the village cricket pitch to the rear.

Internally the property offers two reception rooms to the front, the sitting room with an open Jetmaster fire place and the diningfamily room having a wood burning stove. Both reception rooms can also access the kitchenbreakfast room which stretches across the back of the house and offers plenty of space for informal entertaining and dining. A set of French doors and a further door lead from the kitchen in to the garden. The ground floor also has a cloakroom.

Upstairs there are three good bedrooms, the main bedroom having fitted storage. All of the bedrooms benefit from pleasant outlooks to the front and rear. There is a good sized family bathroom to the rear of the house.

OUTSIDE
To the front of the property there is gravelled off road parking for several vehicles. A gate leads down the side of the house to the back garden. The back garden measures in excess of 100` and contains a number of timber outbuildings including a small south facing summer house believed to have once been a railway platform waiting room. Beyond this area of lawn there is a vegetable area with polytunnel and to the end of the garden there is a further large timber outbuilding. Approached over a covered veranda, this outbuilding provides excellent work from home space and is complete with a log burner and sink and a large window to the rear overlooking the cricket pitch.

BURBAGE
Burbage is a very popular village situated on the southern edge of Savernake Forest to the south of Marlborough. The village offers plenty of amenities including a post office within the garagepetrol station, village shop, Good Ofsted rated primary school which is part of the Excalibur Academy Trust leading in to St. John`s in Marlborough, doctors surgery and public house. There is also a thriving cricket and tennis club.

A more comprehensive range of shop and amenities can be found in the pretty market towns of Marlborough and Hungerford that are approximately 6 miles and 10 miles away respectively.
