" Estate agents often use the word immaculate with some poetic licence; for once here is a property which can stand up to examination. Tathra is a three double bedroomed detached bungalow occupying a most attractive 1/4 acre plot enjoying open views across the Kennet valley, all within 5 minutes drive from the centre of Marlborough. If you are looking for a property which provides space, light, easy maintenance and tasteful fittings then look no further. Two good sized reception rooms. Ensuite to master bedroom. Oversized garage/workshop & extensive off road parking. Oil fired central heating. Double glazed windows and doors. A Gem!

FYFIELD This comes from the Saxon for five hides (an area of land) and in the Domesday Book there is the record of an estate of five hides being located here. The chalk downland here is famous for its ancient pre-Roman field systems and for the sarsen stones of the type used to build Avebury and Stonehenge. Locally they are also called grey wethers because they resemble sheep. The village has a church and a petrol station which incorporates a well stocked village stores. There are two local pubs both under a mile away, The Bell at West Overton and the Who'd A Thought It, in Lockeridge. Marlborough is 4 miles to the east with a full range of facilities. THE PROPERTY Tathra was originally constructed in 1968 and is named after the Aboriginal word for 'Beautiful place'. The current owners purchased the property 6 years ago and have carried out a complete program of improvements and enlargement too numerous to list, resulting in one of the nicest bungalows I have seen in 27 years of selling property. Indeed if I had been selling property for 47 years, it would already be sold, because I would have bought it!
The best way to get a feel for a property is to have a wander over and we will start at the front door. THE ACCOMMODATION Through the double glazed front door into the entrance porch with window to the side and waxed oak flooring, through an inner door into the hall which turns left towards the rear of the bungalow before turning right into the kitchen/dining room. The hall also has a waxed oak floor, access to a good sized loft and light tube bringing in natural light to the rear. We will start by turning right into the third bedroom which overlooks the front garden with space for double bed, wardrobes etc. Back into the hall and left into the second bedroom, again a good double bedroom, also enjoying views over the front garden and a second loft access. CONTINUED Next along into the master bedroom which is an elegant, peaceful room with patio doors opening onto the deck, enjoying open views over the church and on over the downs. Three built in wardrobes and usual television/telephone connections. A door to the right opens into the ensuite shower room designed in a wet room style without the wet! Glass screen separating the shower area from the toilet and attractive wash basin with mixer tap over. A window opens to the rear and there is a convenient ladder style towel rail. Back into the hall and left into the well appointed family bathroom, again window to the rear, steam extraction, recessed spot lighting, bath with separate shower over and glass shower screen, toilet and two wash basins with mixer taps over. There is also the airing cupboard and a heated towel rail. CONTINUED Through a glazed door into the kitchen/dining room which enjoys a triple aspect and truly lovely views, particularly as the kitchen has been partly designed to incorporate a conservatory style area to the rear. Granite work surfaces extend over the central island and the surrounding fitted units. Inset four ring induction hob(better than gas in my opinion) with a real wow factor circular extractor tower over. Integrated eye level oven and grill and a wealth of coordinating cupboards and draws. Underhung sink with mixer tap over, water softener, plumbing for a dishwasher and space for a fridge/freezer. CONTINUED Folding door opens into a small utility room with a window to the side, plumbing for a washing machine and a vent for a tumble dryer, there is also plumbing for a sink if required. Back to the kitchen with a door opening to the rear garden and at the other end of the room through double doors which open into a part glazed pergola ideal for 'al fresco' suppers. Double doors to the right lead into the sitting room with windows to the front and side, living flame gas fire and usual television and telephone connections. Glazed door then opens back into the main hall. OK that is inside, back into the kitchen and out of the back door. REAR GARDEN Stepping out from the kitchen onto a full width raised deck area overlooking the garden and enjoying lovely views to the rear, steps lead us down into the main garden with two oval shaped lawned areas, attractive gravelled paths lead us around to the front with a storage shed under the deck ideal for over wintering delicate plants, corner feature pergola, outside lighting and water tap, decked area with herb/vegetable garden leading to a decent sized timber shed with greenhouse to the side. Fruit trees including plum and pear also numerous mature shrubs. The garden is enclosed to the rear and side by an 8' well clipped conifer hedge providing a good level of privacy. To the side we can find the oil storage tank and door into the garage. This area could accommodate a caravan or boat if required and is currently used as a drying area. FRONT GARDEN Walking around to the front across the driveway and parking area leads us into a thoughtfully designed front garden with three areas of patios, water feature, maturing heathers and alpine plants, paths leading to a gravelled area again carefully planted to provide colour and year round variety. This leads back to the front covered patio and barbecue area with lighting and small but productive vegetable garden. PARKING & GARAGE A driveway leads to the front and side of the property providing parking for 5+ cars with outside lighting and internally controlled external power points.
An up and over door is to the front the garage, however the garage is currently used as a workshop with double glazed window to the rear and door to the side. Numerous power points and an access up to a storage loft area and the oil fired boiler (new 2004 & serviced annually) is in the rear corner. The garage has the feel of a room rather than a garage but with the removal of an insulating panel behind the garage door could easily be converted back into an excellent garage. GENERALLY An immaculate three double bedroomed detached bungalow occupying a lovely plot in this convenient village within easy reach of Marlborough.
