" THE PROPERTY Built in 2007 by well respected bespoke developer Luckington Homes, 3 Beaufort View is a delightful and surprisingly spacious modern 'Cottage style' home built of natural Cotswold stone under a tiled roof. An end terraced house, the accommodation is arranged over two floors and extends in all to about 765 sq.ft. On the ground floor, the entrance hall leads past a well fitted kitchen with built in appliances through to the large living room at the rear which has double French doors opening to a delightful rear garden. Also downstairs is a cloakroom and good understairs storage. On the first floor, there are two large bedrooms, the main bedroom being a large double and is situated to the rear of the house. The bathroom has a modern white suite with fitted shower over the bath whilst benefits include double glazed windows and oil fired central heating to radiators. The rear garden is about 23' x 16' and is gravelled for low maintenance with a patio, good fencing, a large shed and rear access. Immediately to the rear is allocated parking with room for about three cars.  

SITUATION Luckington is a delightful unspoilt south Cotswold village retaining much of its charm and village character which is located on the edge of the world famous Badminton Estate in the heart of Beaufort Country. The village has a thriving community and has good amenities for its size which include a general store/post office, primary school, an excellent public house and a parish church. The village is situated about 2 miles west of Sherston which has a range of shops and more wide ranging facilities. whilst Tetbury, Malmesbury and Chipping Sodbury are larger towns close by with more comprehensive shops and amenities. There are regular train services at Chippenham and Kemble whilst the village is particularly well located for the M4 (Junctions 17 and 18) providing access to Heathrow and London to the east and Bath, Bristol and the M5 to the west. The areas major centres of Bath, Bristol, Gloucester, Cheltenham and Swindon are all within a commutable 30 mile radius.   "
