This family home, built in 2010, is arranged over three floors.  The house can be found along a paved driveway, leading to just four houses, off Anzio Road.  The house faces a green space and benefits from gated railings enclosing a front lawn bordered with established and easily maintained flower beds, shrubs and trees.   There are gates to both sides of the house, and another from the garage and parking area, leading to the back of the house. For families with younger children there are several play parks close by, and there is a supermarket just a couple of minutes walk away.

Moving inside, the hallway provides access to the ground floor rooms, with stairs rising to the first floor.  At the front of the house is the dining room and a useful studyoffice, at the back you can find the kitchenbreakfast room

(with utility off), and the living room with double doors and windows to the patio and back garden.  The utility room houses the gas boiler (which runs the central heating and hot water systems), a sink, wall and base cupboards and spaces for washing machine and tumble drier.  The kitchen appliances – fridgefreezer, gas hob with electric oven and dishwasher – are integrated and there are ample floor and wall cupboards.  Double windows look out over the back garden. There is a spacious cupboard under the stairs – this was converted from the original cloakroom and could easily be reinstated if required.

On the first floor can be found the main bedroom suite with dressing area and en-suite shower room which runs across the front of the house.  Both bedrooms one and two have built in mirrored triple wardrobes, and bedroom two shares a Jack & Jill shower room with bedroom five.  Bedroom five is a small double and is currently being used as a hobby roomoffice.  The main family bathroom and large cupboard containing the hot water system (partially heated by solar panels) complete the first floor.

Stairs from the landing rise to the second floor, on which can be found bedroom three – a very spacious double room – and bedroom four – which has room for two single beds, or a small double.  Both have dorma windows facing the front of the house.  A shower room with velux style window completes the second floor.  This floor is a particularly great feature for families with older children who can benefit from having their own private space on the top floor.

Outside, the property benefits from a lovely south-facing back garden where you will find a pergola-covered patio, summer houseshed, lawned area and flower beds.  The garden is a real sun-trap and is enclosed with fencing, trees and bushes giving it areas of shade and privacy.  To the side of the property, you will find a further useful area where you can access the garage, a lock-up storage unit, and a paved area containing bike and tool sheds, and providing space for bin storage.  Both the lock-up and sheds have been planted with living roof gardens providing lovely views from above, and providing wildlife areas to attract the bees and butterflies.  The property has a single garage (which has a door accessed from the garden) and three allocated parking spaces (two opposite the front of the house and one in front of the garage).  There is further guest parking available opposite the garage.

This property has an energy rating of 81 (B) which means good efficiency from double-glazing, insulation and two solar-panels contributing to the hot water system, saving money on gas and electricity bills.  There are Primary and Secondary schools within walking distance and a regular town bus service stop a two-minute walk away.
