" Larger than average this extended family home has great views over the valley while having the comforts of a fully modernised house. Offering two reception rooms, a large kitchen and separate utility and downstairs Wc to the ground floor. Three double bedrooms, an ensuite shower room and family bathroom to the first floor. A private gravelled rear garden and lawned front garden offer outside space while there is on street parking.

From the road a paved pathway leads up to the front door which is accessed at the side of the property. The front lawn and bordering path offer a sunny place to sit and admire the views out to the valley below. Hallway A upvc glazed door opens into the large hallway with a vinyl tiled floor, ceiling light and access to all ground floor accommodation. The alarm panel is located in the hallway and a large double door storage cupboard houses the electricity fuse box and meter. Kitchen 11'2 x 9'5 (3.40m x 2.87m) This modern fitted kitchen has white gloss wall and base units with a vinyl granite effect work surface over. Integrated into the kitchen is a large fridge/freezer, an electric oven and gas hob with extractor over and a stainless steel sink and drainer unit under the window which looks out over the front garden. Exterior To the front of the property is a lawned garden with a golden gravel path with fixed paved pathway in the centre leading to the front door.

To the rear of the property is a private gravel garden with a raised flower bed and hard standing for a shed. Directions From Marple follow the B6101 towards Strines, pass the Sportsmans Arms on the left hand side and then take the next left Station Road, Whitecroft Road is a sharp immediate left onto Whitecroft Road.
