Location
Whitelee Farm and Cottage are located within the Peak District National Park, on the outskirts of the rural hamlet of Perryfoot that lies between Sparrowpit (0.5 miles) and Castleton (3.8 miles). The farm is 3.2 miles from Chapel-en-le-Frith, 5 miles from Edale, 9.3 miles from Hathersage and 12.7 miles from the market town of Bakewell. The property is almost equidistant between Sheffield (20.4 miles) and Manchester (25.4 miles) city centres, making it well placed for commuting.

Description
Whitelee Farm occupies a beautiful rural position. The property includes not only a large four bedroom stone farmhouse, it also features an adjoining stone barn with stabling, that would seem well suited to conversion (subject to planning), a three bedroom cottage and outbuildings all sitting within 11.04 acres of pasture and amenity land. Should additional land be required, then a further 30.4 acres may be available by way of separate negotiation.

The Farmhouse
The farmhouse is a substantial double fronted detached property. Upon entering the front Entrance Hall, the four principal ground floor rooms are all readily accessed, and offer attractive, airy, well-proportioned accommodation with a wealth of period features. Many of the rooms feature stone flag floors, exposed beams and open fires, and nearly all rooms afford far reaching views of the surrounding countryside. The Kitchen features a range of solid wood fitted wall and base units with granite work surfaces, Belfast sink and integrated NEFF appliances. A laundry, WC and cellar are accessed on this level. The wooden staircase leads from the Entrance Hall to the first floor, where an attractive light hallway again leads to the main rooms comprising three good sized double bedrooms, a large single bedroom and shower room with WC. The master bedroom features a large en- suite bathroom. Externally the farmhouse has lovely mature gardens, stone flagged patio area and a large surfaced parking area.

Whitelee Cottage
The Cottage lies opposite the farmhouse, and was converted in around 1994 by the Vendor under planning consent NP/HPK/0993/118. The cottage has good sized flexible accommodation with three bedrooms and two bathrooms. The property is currently occupied by the vendor's daughter and was previously let as a self-catering holiday accommodation. The planning approval for the conversion contained the planning condition that the accommodation shall be "ancillary to White Lee Farm and shall not be occupied, sold or let separately as an independent dwelling".

Adjoining Barn
Adjoining the farmhouse is a substantial stone barn currently used for storage and stabling, but offering the possibility of alternative uses (subject to planning). Indeed the Vendor obtained planning approval in 2005 (now lapsed) for converting the barn to extend the dwelling (NP/HPK/0505/0550) serving to illustrate the potential of this range of buildings.

The Land
