Full description:
Morrice Green Cottage is situated in an elevated position with commanding views, on the northern edge of Nuthampstead, amongst some of the finest countryside in north Hertfordshire. Originally two cottages, the house dates from around 1840 and is built in brick with a rendered finish under a tiled slate roof with the addition of a sympathetic two storey extension, added about twelve years ago. The house and grounds have been renovated to a high standard throughout by the current owners.

The accommodation is beautifully presented and the floor plan shows the layout, which includes a generous entrance hall, sitting room with wood burning stove with doors to the garden, study with fitted desks, a newly fitted modern kitchen with integrated appliances, which opens out to the dining room, where there is a wood burning stove. At the back of the house there is a utility room and a drawing room with a vaulted ceiling, wood burning stove and easy access to the garden. On the first floor there are four bedrooms, an en suite shower room and family bathroom. On the landing a drop down ladder leads to a second floor, where there are two further bedrooms and space for a third. A permanent staircase would need to be constructed to fully utilise this floor. Please note planning consent was granted for two large dormer windows, ref 12/00811/1HH within the 2nd floor area.

Outside, there are two driveways, one to the house and one to the stable block and an all weather manege. In addition, there is a large gravelled hard standing, a detached annexe with a bed/sitting room, kitchen and shower room and a three bay cart lodge. Behind and to the side of the house there are generous stone terraces and lawns and beyond a large lake surrounded by woodland. The lake was used by a previous owner as a small commercial fishery. Quite a number of trees have been trimmed and felled by the present owners and this attractive water feature is quite exceptional. A pathway leads down one side of the lake and on the other there is a wider walkway to two secluded and private paddocks, benefitting from self-filling water troughs. To one side of the house there are period barns, but on the other three sides, open countryside with delightful views. For those who enjoy the outdoors, there are many foot and bridle paths and attractive cycling in the area. The local pub/restaurant, the Woodman is within a reasonable walk and Barkway Park Golf course slightly further on at the opposite end of the Village. For a nominal sum it is possible to join a local riding syndicate on the Cokenach Estate where there is also a thriving cricket club.

Directions:
From Bishops Stortford proceed west to Barkway. As soon as you enter the village you will see a small garage on the left, turn right here signposted to Nuthampstead and follow the road into the middle of the village. Where the road veers right signposted to The Woodman, turn left towards Barley and the property is about 400m along on the right. "
