THE LOCATION Set right in the heart of Letchworth Garden City, this property is very conveniently located less than 5 minutes from the main shopping centre and within half-a-mile of the town's mainline railway station (about an 8 minute walk). On the London Kings Cross to Cambridge mainline, the fastest service to Kings Cross takes just 29 minutes, with Cambridge 28 minutes away in the opposite direction.

By car, Junction 9 on the A1(M) is just a mile-and-half away.

Designed in the early 20th Century to combine the benefits of town and country, Letchworth Garden City was the world?s first example of this concept and succeeds to this day in achieving its aim. It provides attractive open green spaces throughout the town, together with excellent schools, shops and leisure facilities. THE PROPERTY Shortly after the birth of the Garden City, Letchworth was home to two experimental housing exhibitions in 1905 and 1907.

These exhibitions played a key part in shaping today?s Garden City. Modern Letchworth benefits greatly from these character homes, many of which still exist. 46 Lytton Avenue is a fine example of a Cottage from the 1907 Exhibition and still has the commemorative plaque confirming its entry in that exhibition.

The house retains much of its original character with leaded light stained glass to the entrance door and some windows, a beautiful herringbone tiled floor to the hall, period fireplace, picture rail and moulded cornice in the sitting room and a fine craftsman made cupboard built into the dining room.

The first floor balcony terrace approached from the landing enjoys pleasant views over the garden and the town beyond and forms a very attractive feature of the property.

The property benefits from gas fired central heating. The Loft, approached via a ladder and hatch in the bathroom, measures about 19' by 11' offering scope to provide additional accommodation if required and subject to any necessary planning consents. It already has a window to the side. OUTSIDE The delightful gardens, well screened by hedges, are laid out in a series of outdoor 'rooms', with lawns, well stocked herbaceous borders, shrubs, trees, paved patio and ornamental pond. The plot is triangular in shape with a width of about 68' and a maximum depth of about 65'.

LETCHWORTH'S EXHIBITION COTTAGES A century ago, J St Loe Strachey began to articulate a vision of attractive, functional and affordable houses for agricultural workers. A major concern for landowners at the time was the flight of workers to mines and cities for better pay. Strachey (then editor of The Spectator magazine) planned to attract them back, with houses to be sold at ?150 each in a town designed from the ground up.

Achieving this price while still providing desirable housing would be the goal of an architecture competition, and the result was the Cheap Cottages Exhibition. In those days, 'cheap' meant 'value for money', not poor quality: innovation and good design, not cutting corners, would hold down costs. Specialists in new building techniques were encouraged to enter. Siting the entire development on private land would free them from inflexible by-laws permitting only the use of expensive brick and stone.

The resulting explosion of creativity would attract 60,000 - 80,000 visitors to the 1905 Exhibition, literally putting Letchworth on the map by creating a new stop on the Great Northern line. It was a precursor of the first Ideal Home Exhibition, and a huge influence in town planning both in the UK and abroad. The success of the Exhibition would prompt a second event in 1907.
