Overall Description This superb apartment is part of a former conversion of this Grade II Listed Victorian detached house sited at the entrance to Sele Mill, now an exclusive gated community of period apartments in what was the mill. The apartment is very unusual for the area with its high 10'3 ceilings giving it a real sense of space throughout and period features such as sash windows and picture rails giving it great character. The main sitting room has an attractive open fireplace, exposed floorboards and glazed door out to the garden. The master bedroom also has French doors into the good-sized garden which is the major feature of the apartment being wonderfully private with two ponds, mature trees, shrubs and climbers making it a hidden oasis in the middle of Hertford. Master Bedroom 15' x 9'3 (4.57m x 2.82m) Two full height windows overlooking the garden with French doors in between. Large fitted wardrobe units along one wall. Exposed floorboards. Radiator. Bedroom Two 12' x 7' (3.66m x 2.13m) Sash bay window to front. Telephone point. Radiator. Bathroom 9'5 x 4'5 (2.87m x 1.35m) Panel bath. Low-level WC. Outside A major feature of this property is its glorious mature and very private garden which has a central lawn, patio by the glazed door into the sitting room and well stocked borders with mature trees, shrubs, climbers and a pond with fountain. Hidden in the far corner is a second patio area with second pond, again with fountain. There is a timber GARDEN SHED to the side of the property, further STORAGE SHED in the far corner and small timber pump house for the ponds housing all the electrics. There are five flats in Sele House each with a share of freehold and each with a Director on the management committee. The service charge is ?1,200 per annum and a portion of this goes into a sink fund for painting/repairs to the building. The flat is responsible for 20% of any work on the building (the flat roof was done recently and the building is due for painting next year). The service charge covers buildings insurance - the building is not covered for flood damage as after the cellar in the next door apartment flooded a few years back the committee deemed it to be not worth the extra money. There is no ground rent.
