" A semi-detached village house with good-sized garden that would benefit from general updating in a lovely quiet location backing onto playing fields.

Overall Description This is a semi-detached house in a pleasant quiet location down a footpath and with views across the playing fields to the rear making it an ideal place to bring up a family. The house has potential to extend to the side and rear, subject to planning consent, and would also benefit from internal modernisation such as kitchen, bathroom and re-decoration (though it already has gas central heating, double-glazed windows and was re-wired around 13 years ago). The house has three bedrooms upstairs, two of which are doubles, along with a bathroom. Downstairs there is an entrance hall, cloakroom, good-sized sitting/dining room and kitchen as well as a brick shed to the side. As the house is in a corner plot the gardens are a good-size both to the front and rear with a gate leading to a path from front to back. The gardens back onto the village football pitches and the house has pleasant views across these from upstairs. If you are looking for a family home that you can make your own in this very popular village location within the SG13 school catchment area then this house could be for you. The property is being sold with no forward chain. We have an Open Day from 12.30 - 1.30pm Saturday the 5th of July though we will take viewings before then if preferred. Location The property sits down a quiet family friendly cul-de-sac, set away from the road down a short footpath, in the popular village of Hertford Heath just a mile or two from Hertford and close to the A10. The village is a thriving local community (see the excellent village web site www.hertfordheath.gov.uk) with good local facilities including two shops, the village hall, church, garage, four good pubs, and plenty of sports and social clubs (the playing fields are directly behind the property giving it pleasant views from upstairs). The village is a short drive from Hertford East Station and is also a short drive from the A10, so it is ideal for commuters. There are very good schools in the local area (the excellent Hertford Heath JMI is just down the road from the house and the village is also the home of the Haileybury Public School) and the property sits within the sought after SG13 catchment area, so perfect for families wishing to send their children to the better local schools (Simon Balle, Richard Hale and Presdales). The town of Hertford has a very good range of local facilities such as shops, restaurants, and supermarkets, as you would expect from a county town. The village is surrounded by some very beautiful countryside and has a wide range of sporting and leisure pursuits close to hand, including Hartham Common in Hertford with it's riverside walks, Activity Centre, swimming pool and tennis courts.
