" A charming, homely 1930's semi-detached family house with two good sized reception rooms, smart kitchen, three bedrooms, stunning gardens and a handy garage. Longton Avenue is without question, one of the most picturesque locations in the area, a sweeping tree lined road where all properties enjoy mesmerising and uninterrupted views overlooking the Green Flag Award winning Wells Park. A fantastic commuting location for the city and surrounding borough's and within the catchment area for several sought after schools including Sydenham Girls School.

Parking is easy and unrestricted on the road and lets not forget you have your own garage at the end of the garden. The house is nestled in lush greenery, take a couple of steps up and along the front garden path, your slightly elevated position takes full advantage of the outlook to the park.

Inside the large stained glass front door and porch are clean fresh muted tones. There is an original ornate stain glass window that overlooks the stairwell. First on the right is the living room. A nice wide bay fronted room, the window encapsulating views of the park. Sat behind is the dining room another great reception room looking out to the rear stunning expanse of garden. A wall of double glazed glass with French doors open wide to the rear - the patio area is perfect for a spot of Al Fresco!

The recently refurbished kitchen runs alongside in a classic Oak arrangement, fridge, freezer, dishwasher, washing machine and oven are fitted. A double panelled door to the side opens to the private side alley that leads you to the front or the back gardens (handy for cyclists, as you can bring the bike straight through to the garden). The established garden is a serene and tranquil retreat surrounded by trees and shrubbery and zoned with a secret garden to the very rear where you have privacy. Here you will also find access to the Garage where you can park the car and come through the garden at the end of the day.

Back inside take the hall past the ground floor W.C and handy under stairs cupboards. Ascend to the light bright landing with rays of coloured sunlight from the stained glass window. Ahead we have the third bedroom, a small double, an ideal nursery or study perhaps. The master bedroom is a great size and can easily handle a super king size bed, the large bay windows to the front and yes more of those views. To the rear of the house is bedroom number two. Another large double with built in sliding mirrored wardrobes and a pretty outlook to the gardens below. The toilet is separate to the family bathroom. The bathroom has a smart white suite with the shower over the bath and a basin with mirrored cabinet above. Longton Avenue is well located for access to Sydenham, Forest Hill or Sydenham Hill train stations serving London Victoria (via Penge East), London Bridge and the Overground East London Line (zone 3). PLEASE NOTE: Unless you have plenty of time and eagerness to be green fingered you will need to employ the agents/landlords gardener to tend the garden once a month - this will form part of the tenancy agreement. EPC Rating: Rent excludes the Tenancy Deposit and any other charges or fees - please contact us for further information or visit our website.
