" On the market for the first time in 26 years this is Edwardian built semi-detached house of grand proportions which offers 4 double bedrooms and the option to extend further into a large loft (STPP).

Blessed with a wealth of gorgeous period features and high ceilings, the house offers nearly 2000 square feet of living space. There's also a front gated drive with parking for two cars, a new conservatory off the lounge and a good sized private rear garden.

Other benefits include a new boiler, a lovely full size range cooker and a monitored alarm system.

Arguably the main attraction for the property is' The Park ', which is the only private park now left in South London.

Ideal for children to play safely within eyeshot and who can learn about nature in a wonderfully secluded environment.

Brockley Hill Park Estate Ornamental Garden Trust to give it it's official name, was created in 1853 and has been a great source of pleasure to families who were lucky enough to be able to access it.

It is, in area, approximately four and a half acres with grassed areas, paths and mature trees. All the trees have preservation orders on them and there has recently been extensive planting of trees and shrubs.

You'll find families of hedgehogs in the park, and bats have been spotted, so bat boxes have been attached to trees along with several types of bird nesting boxes. The park has green and greater spotted woodpeckers, finches, 4 types of tit and have had visits from sparrow hawks to name but a few of the bird visitors.

There is a frog and toad log pile for their hibernation. The greater spotted woodpecker is a frequent visitor to the peanut feeder in the garden. In summer the garden is visited by butterflies, moths and many types of bee due to the insect friendly planting and a Humming Bird Hawk Moth was spotted on several sunny evenings.

Each year there is a tennis tournament on the tennis court which is run by the tennis section of the social club. There is a full calendar of social events held during the year with something for all ages.

The residents children especially enjoyed the Easter egg hunts and firework displays. All ages join in the barbecues during the summer months.

The park has no public access and is bordered by the back gardens of the four roads surrounding it. Children have enjoyed the freedom to play out with friends and explore The Park and developed a great love of nature.

From The Park there are views over London. In fact you can view many parts of London from the surrounding area including Canary Wharf, the Gherkin and the Shard.

The Area of Honor Oak Park

The immediate area has three good primary schools in Dalmain, Stillness and St William of York. With boys, girls and mixed senior schools and St Dunstan's College all within easy reach. A few minutes walk away is an adult education college.

The Overground service runs through Honor Oak Park station which is an 5 minute walk away and from there London Bridge can be reached in about 12 minutes and Victoria in about 40 minutes. The Overground offers journeys to Highbury & Islington vis Canada Water, which makes commutes to Canary Wharf equally simple.

Just a short walk away is a selection of small local shops and pubs. The area is very well served by several good restaurants including the award winning Babur Indian restaurant, the much loved family run Sardinian restaurant Le Querche.

An award winning deli, Hills and Parks is now a feature of the area, as is the wonderful sour dough Pizza cafe bar, SODO.

A few minutes walk away is Blythe Hill Park, sat on the top of the hill with stunning views of London, a dedicated children's play area, dog walking area and summer community festival events.

The area is well served by several bus routes which can take you into London and Kent.

Blackheath, Greenwich, Dulwich and Crystal Palace Parks are all a short drive away.  "
