What a delight! Behind a high hedge is this two and a half bedroom gem, a pretty Victorian cottage with double reception, kitchen/diner, two good sized bedrooms, single room/study and patio garden. It's easy to see why Elm Grove is one of Peckham's best streets; it's very pretty and is rather well placed, curving away from the lovely Bellenden and Highshore Roads. Getting about will be a doddle, Peckham Rye trains are a two minute walk.

Behind the high hedge is a small front garden which invites you into the house through a solid wooden door. A cascade of rich wooden boards run underfoot and flows through to a double reception on the right. Walls are a noble, muted green and perfectly with the well-chosen flooring. The front room has a large bay with a bespoke settle with cupboards underneath. The rear room is currently used as a dining space and has a bright vista of the patio garden. Down the hall, past the deep under stairs cupboard and cellar, you reach the kitchen with beautiful glossy white units and wooden worktops on both sides. A large sash to the rear brightens up the space nicely and a back door takes you out to the patio garden (ideal for pretty potted things).

Head up the staircase, which has contrasting treads and risers, to reach the bathroom and single room/study on the rear landing. Due to its rear position, the room is incredibly peaceful if you wish to work from home or would make an ideal kiddies room. The bathroom is pristine and beautifully presented with chequerboard flooring and a dazzling side aspect sash window. London is a doddle from here. Peckham Rye station is 2 minute's stroll with trains to London Bridge, Blackfriars and Victoria. Bellenden Road is moments away for a good latte, lunch or spot of window shopping, Rye Lane offers many useful shops plus a large supermarket and slightly further in the opposite direction is the south London favourite, Lordship Lane. Peckham Pulse is near for a good pool and gym, South London Art Gallery is the best this side of the river. Try the Farmer's Market held every Sunday in front of the Library for fresh goodies, or the Chinese supermarket for great sauces.
