" This grand, beautifully kept home is generous with its multitude of traditional features throughout and being married with modernisation, provides a well thought out, functional, attractive and well loved home. Situated in the sought after Mumbles village location opposite Underhill Park, it truly is a wonderful spot and the property comes with an abundance of outdoor space and parking which you rarely find in Mumbles village. You will enter through the mammoth front door with a stunning colour stained glass pane, and enter the light and spacious hallway. The living areas to the front of the home flow beautifully, creating an excellent social space. The living room, conservatory and dining room form a horse shoe shape providing very generous spaces as individual rooms or can be opened up to provide a wonderful entertaining space. The light, open Kitchen/Breakfast room is at the heart of the home providing a modern fitted kitchen with integrated appliances and granite worktop. An L shaped island runs through the kitchen providing ample workspace and an informal breakfast bar. There is ample room for a dining table or comfy lounge furniture making this a lovely family room, which is extremely light due to the large roof light allowing floods of natural daylight in. A very useful utility room sits off the kitchen and houses fitted units, sink and washing machine. The family room at the rear of the property is again another light and generous living area which is perfect for retreating from the rest of the house, with wooden floors, large bay window and French doors. We can now ascend to the first floor which houses a family bathroom, a total of four double bedrooms, one of which boasts a sizable en-suite shower room, walk in dressing area and lovely views over Underhill Park, the further double bedroom to the front also benefits from these views. The double bedroom to the rear of the property is very special, with feature vaulted ceilings with beams and double French doors leading directly onto a decked balcony, which gives you an idyllic backdrop of the tiered, elevated country style garden. As we ascend further again to the second floor, you will be met with a fifth double bedroom with en-suite bathroom and a living area which is currently used as a home office. This room has vaulted ceilings, Velux style windows and is extremely versatile, it could possibly be used as a lounge or walk in wardrobe to create a third floor private suite. Now on to the external grounds of Newton Road, to the rear you will find a deceptively generous garden where you will be spoilt for choice for where to sit, relax or entertain. The garden meanders with interesting levels of decking, lawned areas and woodland. The sprinkling of decked sun terraces, comfortable seating areas and patios dotted around the extensive grounds, are perfectly placed to follow the sun and enjoy the surroundings. This generous rear garden goes back and stretches to the side behind the neighbouring properties. The side and front of the property offers additional seating areas, a double garage behind wooden gates and ample parking for at least 6 cars.
