" LOCATION Situated in a quiet cul-de-sac within three quarters of a mile from Hurst Green train station with its frequent trains to Croydon and London. Hurst Green itself offers a small range of shops. A more comprehensive range of facilities can be found in Oxted which is approximately two and a half miles away. This includes a Waitrose and Morrisons supermarkets, a number of independent retailers, Cinema and Leisure centre with pool. Junction 6 of the M25 is approximately a 4 mile drive away. There is a good selection of schools for all ages in both the state and private sector.  

DESCRIPTION A part glazed front door covered by an open porch leads to a good sized entrance hall providing access to the stairs and kitchen area. The downstairs of the house has been altered to provide an extremely bright and airy open plan kitchen/living room with windows to both the front and rear. The kitchen was refitted about 18 months ago to provide a comprehensive range of wall and base units with stainless steel sink, drainer and mixer tap, integrated freezer, oven, hob and extractor fan. There is space for a fridge, washing machine and dishwasher. The combi boiler has been regularly serviced and is housed in a kitchen wall unit. The spacious lounge/dining room has a window and door to the rear garden and a good sized understairs cupboard.

The first floor landing area provides access to the part boarded loft with a light and offers a handy storage cupboard with fitted shelving. The second and third bedrooms both have views over the rear garden and the master bedroom has views to the front.

The bathroom has a bath with shower over, wash hand basin with mixer tap, w.c., heated towel rail, part tiled walls and obscured window to the front.  

OUTSIDE The gardens to the front and rear were landscaped by the current owners in 2013. The attractive back garden is mainly laid to lawn with planting and mature hedging to the borders, a patio area with space for table and chairs and gated access to the alley way at the rear. There is a separate paved area at the back of the garden housing the shed. There is a pretty garden to the front with a lawned area surrounded by raised beds and an attractive path leading from the communal parking area to the front door.
