" LOCATION This family home is beautifully set in a semi-rural location surrounded by open countryside, yet within a short drive of Oxted. Oxted offers a wide range of independent shops and also boasts a leisure pool complex, cinema, library and a railway station with direct trains to East Croydon, London Bridge and Victoria. Junction 6 is approximately 3 miles away providing access to the M25 and Gatwick airport. There is an excellent selection of both state and private schools in the area.  

DESCRIPTION A small porch with windows on both sides offers a transition area between outside and inside with space for shoes, boots and other outside attire. The internal hallway entered from the porch offers access to the living room, kitchen and stairs to the first floor. The living room has a window to the front and an exposed brick hearth and mantle surrounding a working fire place with ornate fire grate. An archway leads to the dining area which extends to the back of the house offering space for a second seating area, play or work area before French doors open into the rear garden.

The kitchen, accessible from the hallway or dining area, has fitted wall and base units with work surface over and tiled splash back. Integrated appliances include an oven with gas hob over and extractor fan and a one and a half sink positioned beneath a window overlooking the open fields. There is space for a fridge freezer, washing machine, tumble dryer and a slimline dishwasher. To the back of the kitchen is an inner hallway with built in storage, a back door and access to the downstairs bathroom with a large corner bath, w.c., wash hand basin and mirror cabinet.

The first floor landing has a window to the side and provides access to the boarded, lit loft. There are three bedrooms, all with fabulous views over the fields and surrounding countryside beyond. The first bedroom has patio doors overlooking the rear and a built in wardrobe with sliding doors. Bedroom two also has built in wardrobes and overlooks the front of the house. Bedroom three to the rear is currently used as a study. There is a shower room with shower cubicle, wash hand basin, w.c. and window to the side.  

OUTSIDE The location of this property is a fabulous selling point. The house is surrounded to the side, rear and front by open countryside and fields. The south facing rear garden is mainly laid to lawn with an attractive patio area, ideal for entertaining and shed to the rear.
