" LOCATION This family home is situated in a quiet cul-de-sac and backs onto open fields. Hurst Green station is less than half a mile away and offers fast and frequent trains to Croydon and London. There are a number of local schools including Limpsfield and Hurst Green Infant Schools, St Mary's and Holland Junior School. In addition, Oxted Secondary School in the state sector and Hazelwood, The Hawthornes and Caterham Schools in the private sector. Hurst Green offers a small range of shops including a hairdressers and Post Office as well a local pub and community hall. Oxted is approximately 1 mile away with a more comprehensive range of shops including a Waitrose and Morrisons, a leisure centre with pool and a cinema. Junction 6 of the M25 is within a 4 mile drive. 

DESCRIPTION Sat beneath a porch canopy, the front door of this four bedroom family home opens into a hallway with stairs to the first floor as well as access to the downstairs cloak room and living room. The cloak room has a hand wash basin and w.c.. Wood effect flooring runs through the ground floor. The living room has a bay window to the front, a gas fireplace, an understairs cupboard and offers access to the second reception room and the kitchen. The second reception room, which leads through to the large conservatory, has built in storage along one side with cupboards, shelves and space for a second television. The conservatory is partially brick built and has electric heaters making it look and feel like a real extension of the home. The kitchen, again with a wood effect floor, has white wall and base units with a work surface over and tiled splash back, integrated appliances include a fridge freezer, Bosh washing machine, Bosh dishwasher, AEG oven with a five ring gas hob over and extractor fan and a microwave. A door leads to the integral garage which has lights, power and space for a tumble dryer and second fridge and freezer.

Stairs with a robust wooden banister lead to the first floor landing. Access is given to four bedrooms, three doubles and one single/study, the family bathroom, the loft and an airing cupboard housing a Megaflo hot water tank and a Worcester boiler. The master suite has built in wardrobes and a window to the rear overlooking green fields. The en-suite offers a large double shower, tiled walls, w.c., hand wash basin in vanity unit, mirrored cabinet, downlights and a heated towel rail. Bedroom two also has built in wardrobes. The family bathroom has tiled walls, a bath with shower attachment, a hand wash basin, w.c., and a mirror. 

OUTSIDE To the front of the property is a private drive with space for two or three cars and access to the integral garage through an up and over door. A small front lawn and some hedging add bursts of green. Side access is offered down one side of the house to the rear garden with a patio area surrounding the conservatory. Two small steps lead up to the lawn which is home to a large tree, a decked area with space for seating, and a small vegetable patch. A shed sits on the other side of the house.
