" LOCATION This detached home is located in the very centre of Oxted town centre, a two minute walk to the main line station. This attractive commuter town is surrounded by National Trust land, and boasts the ever popular Master Park offering year round events. Oxted station provides mainline services to East Croydon and central London (London Bridge and Victoria - 30-40 minutes). The town includes a Leisure Complex with swimming pool, Independent boutique Cinema and a range of shops including a Morrisons and a Waitrose. Junction 6 of the M25 is approximately 3 miles distant. There are a number of good local state and independent schools for all ages, some within walking distance. These include Limpsfield and Downs Way Infant Schools, St Mary's Junior School and Oxted Secondary School in the state sector and Hazelwood School in the independent sector.  

DESCRIPTION The front driveway leads to the attractive, original Edwardian front door that opens up into a spacious entrance hall with a storage cupboard and plenty of space for coat hooks and muddy boots. Double doors lead to the inner hallway with an under stair storage cupboard and wood effect flooring that continues throughout the ground floor. Attractive stripped wooden doors are prevalent around the house adding to the stylish finish. To the left, the first reception room, currently being used as a play room, has an open fire place with slate surround and hearth. The panelled ceiling compliments the prominent large bay windows that are decorated with wooden shutters and look to the front of the house. The dual aspect kitchen/diner is thoughtfully designed with enough space for a dining table but allowing plenty of room for a workable kitchen. Built with a range of wall and base units and a work surface over interrupted only by the 4 ring gas burner and stainless steel sink and drainer. The kitchen includes an integrated dishwasher, double oven, extractor and a cupboard housing the combination boiler, there is also space for a free standing fridge freezer. This property was fully refurbished in 2008 including full re-wiring and plumbing. The living room has a stylish wood burning stove inside the fireplace with a wooden mantle and brick hearth and leads through bi-folding doors, to the substantial conservatory. This room is used throughout the year and is accessed from the kitchen as well as the living room. A second set of bi-folding doors open up to the garden. The conservatory has a newly fitted electrically operated awning with a sensor detecting when to expand and retract ensuring it never gets too hot. The laundry room or utility room is to the other side of the stairs and has a range of base units with a work surface over, providing space for a washing machine. A downstairs w.c has a wash hand basin, heated towel rail and opaque glass window.
Up the stairs to the first landing is approached with wooden bannisters and has a large window offering plenty of light. This floor comprises three double bedrooms, one boasting a large bay window with attractive wooden shutters. There are two bathrooms on the first floor, both fitted with Aqualisa showers and have the benefit of under floor heating. One has a bath with shower over, the other with a shower cubicle. the heated towel rails throughout the house are electrically operated for all year round usage.
The second set of stairs lead up to the loft conversion where two further rooms have been created. Both bright and airy, dual aspect bedrooms with Velux windows. One has easy access to the loft area that is on the same level avoiding the need for tricky loft ladders.



 

OUTSIDE The driveway to the front of the property has space for one parked car and to the side of the house, a shared driveway leads to an area for a further two cars and leads directly though a wooden gate to the garden. This easy to maintain south facing, fully fenced garden is mainly laid to lawn with three wide stone steps leading up to the conservatory. A shed to the other side of the house provides some handy storage.
