" LOCATION Located within a short walk of the pretty town of Oxted. Oxted has a range of shops including independent boutiques and a number of supermarkets including Waitrose and Morrisons. There is a leisure centre with pool and gym, a cinema, library and health centre. The train station offers fast trains to London and East Croydon and junction 6 of the M25 is about 3 miles away.  

DESCRIPTION The covered porch provides shelter when entering through the glazed door to the entrance hall. The sunny, south facing living room to the left provides separate space away from the kitchen/diner which is the hub of the home. The smart kitchen was recently fitted with a range of stylish wall and base units boasting a wooden work surface over and offering multiple spaces for kitchen appliances. The one and a half bowl sink and drainer sit beneath the window looking through to the conservatory and garden beyond. There is plenty of space for a dining room table and chairs, whilst patio doors lead through to the modern conservatory with a glass roof and frontage but solid sides ensuring privacy. This room has central heating allowing for all year round usage. The newly fitted downstairs cloakroom is fully tiled with a w.c. and wash hand basin. The staircase to the first floor is designed in such a way to provide a large storage area beneath.
The first floor landing offers a good sized built in cupboard and a separate airing cupboard housing the combi boiler. Access to the partially boarded and lit loft is via a ladder. The largest bedroom is to the front with a southerly aspect, bedroom two, also a good sized double room, looks over the garden and woods beyond and the third bedroom is a single room with a built in cupboard space. The family bathroom has a bath, w.c. and wash hand basin. 

OUTSIDE The front of the property has a brick path way to the front porch. Either side is laid with gravel and offers the opportunity to create off road parking. To the rear, the patio area is accessed through the conservatory and a retaining wall, built with railway sleepers, ensures the garden provides a level area. A couple of steps lead up to the main part of the fully fenced garden, mainly laid to lawn with a patio area. A gate at the rear of the garden provides access to the footpath behind.
