" LOCATION Situated in a popular residential road to the north side of Oxted and within a short walk of the centre of town. Oxted offers a mainline station to East Croydon and central London (40 minutes), a Leisure Complex, Cinema and a range of shops including a Morrisons and a Waitrose. Junction 6 of the M25 is approximately 3 miles away.  

PROPERTY DESCRIPTION Situated a short walk from Oxted town centre and train station, and with excellent access to local schools, this semi-detached house offers comfortable and flexible family accommodation.
An open porch leads to the bright and airy entrance hall with two attractive feature leaded light windows and a cloaks cupboard which houses the utility meters.
To the right of this hallway is an attractive sitting room with a stone fireplace (which could be reinstated as an open fireplace) and large bay window facing the front.
A glass panelled door from the hall leads to a large, 'L' shaped, open plan family/diner/kitchen room. The family area has a bespoke shelving unit and cupboards with plenty of room for a sofa. The kitchen has a range of wall and base units with a stainless steel 1 1/2 bowl sink with drainer and mixer tap and an integrated fridge/freezer, dishwasher, double oven and inset hob. A window overlooks the rear garden and a Velux window adds to the light, while energy efficient downlights have been installed throughout.
The downstairs accommodation is completed with a utility and shower room. The utility, which houses the gas fired combination boiler, has units matching those in the kitchen, a stainless steel sink with drainer and mixer, space for a washing machine and tumble dryer. A glazed door to the side gives access to the driveway and front/rear gardens and there is a door to the shower room, which is a fully tiled room with a shower cubicle, wash hand basin and w.c. and heated towel rail.
Upstairs, the landing has a large window and loft hatch accessing the part boarded loft. There are two double bedrooms, both with large windows and one with stripped wood flooring. The third bedroom, with a window to the rear, is a good sized single room. The family bathroom has a bath with a hand held shower attachment, w.c., wash hand basin and obscured window to the side.
 

OUTSIDE Outside, the front garden is mainly laid to lawn with well established shrubs and hedging which gives an aspect of privacy. The main garden, at the back of the property, has a large attractive patio area and a good sized level lawn. At the end of the garden there is raised decking, a 10x8 ft shed and additional space which has been used for vegetable cultivation. Leading off the patio to the right are wooden double gates which open to the driveway which provides parking for several cars
