" Rosemead has been skilfully improved by the current owners to create a substantial detached family home with the benefit of a separate detached two/three bedroom dwelling and array of outbuildings, set in an attractive mature plot.

The main residence comprises an entrance hall with doors to the kitchen/breakfast room, dining room, bathroom, bedrooms three four & five, the study and family bathroom. The double aspect kitchen/breakfast room has a range of built-in appliances including two ovens, hob, dishwasher and washing machine. The dining room and sitting room are open plan, yet defined as two separate spaces. The sitting room then has bi-fold doors out to the rear garden. There are three ground floor bedrooms (bedroom three has an en-suite) a study and a luxury re-fitted bathroom.

To the first floor are two bedrooms. Bedroom two has a re-fitted shower room and has a useful eaves storage area in addition to a range of built-in wardrobes. The main bedroom is double aspect and has a walk-in dressing room, air conditioning and a large en-suite bathroom with an additional dressing area.

Outside the property is access via electric gates that lead to an area of driveway parking for several vehicles. Rosemead is situated between the villages of Capel and Kingsfold, close to the Surrey/Sussex border and the towns of Horsham and Dorking are to the south and north - both towns offering a range of shops, schools and train services to London. Horsham is a vibrant market town with great transport links and excellent educational facilities. In fact, a survey by the Halifax revealed that Horsham is one of the top 20 places to live in Britain. The schooling caters for state and public sectors and the main schools are Millais, Forest, Tanbridge, Collyers, Christ?s Hospital and Farlington. There is a thriving restaurant and caf? scene, from familiar chains to independent and award-winning eateries. The Carfax markets offer local produce and street food every Thursday and Saturday and there are various themed events throughout the year. Horsham Park has tennis courts, a swimming complex and gymnastics centre. There is a wide selection of sport and leisure facilities for all ages within the town. West Street and Swan Walk offer comprehensive shopping and there is a John Lewis and Waitrose on Albion Way. Horsham has direct train links to London, Gatwick Airport and the South Coast. There is also a railway station at Ockley, which is around 1.1 miles away.
